  1. Thanks PMBKK. We've already had one set of dreamers that wasted our time. This one seems serious and is just waiting for the funds from overseas. My question is really, acknowledging that anyone can pretend to be an agent, if they don't have the chanord am I correct that they can't sell even if they have POA?
  2. I'm in the process of selling my condo in BKK. The process is taking longer than expected whilst the buyer gets the funds together and I'm due to leave the country next week (can't be delayed). So, should I give POA to my agent? Who should hold the Chanord and other relevant documents? Surely, if the agent has POA and the legal tile document they could do whatever they wanted, e,g, sell it of B1? My thought process is that I give the agent POA and the Chanord to someone else who I trust so on the transfer day they need to get together and the liklihood of anything dishonest happening is reduced? Or, should I give POA and the Chanord to a family member; despite still being concerend that family could also do something dishonest? Would appreciate some advice on what's the best way to handle this. Many thanks.
  3. I entered Thailand on 6th Dec 2021 on a Non-Immigrant 0 (Family Visa - Thai Wife) with 90 days from London Embassy. I recall I can extend this at Cheng Wattana; can someone please advise what is the maximum it can be extended? (My return flight has been delayed so it now falls just outside the 30 days). Am I also correct in that I can only go to CW 14 days before expiry? Will the extension be from the expiry date or the date I go to CW?
  4. I have a Non-Imm O issued in the UK valid for 90 days based on marriage (in Thailand) to a Thai national. I've previously had many extensions based on Retirement but have been in the UK for the last 20 months so everything's expired. Can you please update me with what's required to extend the Visa obtained in the UK; I don't need a 12 month marriage extension just a 60 day extension if that's possible? I presume TM7, passport, photo, Wedding Cert etc but do I need seasoned money for a 60 day extension? Many thanks, Michael
  5. Hello and thanks in advance for your help. I've lived in Thailand for 10+ years and always had a Non-Imm O-A extension/"Retirement Visa" so hopefully not wet behind the ears. Im married to a Thai and have my own condo in BKK. We came to England iin March 20 and have been here ever since - obvious reason! My Thai wife has residency here in the UK. We're now getting ready to come back to Thailand hopeful that quarantine won't be required soon. My Extension of stay (and re-entry permit) expired 31/12/20. I'm now about to apply for a visa from the Thai Embassy in London and was thinking of going down the non-imm O Family route (but an STV is also an option). I have the B400k in a Thai bank account (but the "statement" will be screenshot); it might even have earned some interest in the last 18 months! We're likely to be staying over 3 months so the family route cost would be £150 vs a STV which would be B2000 + B2000 for every 90 days. Am I missing anything? Are there any special exemptions, rules, options I don't know about etc etc. Many thanks.
