  1. I'm in the process of selling my condo in BKK.

The process is taking longer than expected whilst the buyer gets the funds together and I'm due to leave the country next week (can't be delayed).

So, should I give POA to my agent?

Who should hold the Chanord and other relevant documents?

Surely, if the agent has POA and the legal tile document they could do whatever they wanted, e,g, sell it of B1?

My thought process is that I give the agent POA and the Chanord to someone else who I trust so on the transfer day they need to get together and the liklihood of anything dishonest happening is reduced?

Or, should I give POA and the Chanord to a family member; despite still being concerend that family could also do something dishonest?

Would appreciate some advice on what's the best way to handle this.

    Many thanks.

  2. I entered Thailand on 6th Dec 2021 on a Non-Immigrant 0 (Family Visa - Thai Wife) with 90 days from London Embassy.

I recall I can extend this at Cheng Wattana; can someone please advise what is the maximum it can be extended? (My return flight has been delayed so it now falls just outside the 30 days).

Am I also correct in that I can only go to CW 14 days before expiry? Will the extension be from the expiry date or the date I go to CW?

For a 60 day extension to visit your wife you will need copies of your marriage certificate and possibley a recent printout of your Kor Ror 2 marriage registry from a Amphoe. Copies her ID card and house book registry.

You wife will need to be with you when your apply.

No need for any financial proof.

Copies of your passport photo page, visa, arrival stamp and TM6 departure card.

Many thanks for the very prompt reply Joe

  4. I have a Non-Imm O issued in the UK valid for 90 days based on marriage (in Thailand) to a Thai national.

I've previously had many extensions based on Retirement but have been in the UK for the last 20 months so everything's expired.

Can you please update me with what's required to extend the Visa obtained in the UK; I don't need a 12 month marriage extension just a 60 day extension if that's possible?

I presume TM7, passport, photo, Wedding Cert etc but do I need seasoned money for a 60 day extension?

    Many thanks, Michael

  5. Hello and thanks in advance for your help.

I've lived in Thailand for 10+ years and always had a Non-Imm O-A extension/"Retirement Visa" so hopefully not wet behind the ears.

Im married to a Thai and have my own condo in BKK.

We came to England iin March 20 and have been here ever since - obvious reason! My Thai wife has residency here in the UK.

We're now getting ready to come back to Thailand hopeful that quarantine won't be required soon.

My Extension of stay (and re-entry permit) expired 31/12/20.

I'm now about to apply for a visa from the Thai Embassy in London and was thinking of going down the non-imm O Family route (but an STV is also an option).

I have the B400k in a Thai bank account (but the "statement" will be screenshot); it might even have earned some interest in the last 18 months!

We're likely to be staying over 3 months so the family route cost would be £150 vs a STV which would be B2000 + B2000 for every 90 days.

Am I missing anything? Are there any special exemptions, rules, options I don't know about etc etc.

    Many thanks.

  6. As I understand it the vaccine doesn't stop you getting it or spreading it? But I don't think they really know for sure?

So, if the farang have had the vaccine then they won't be ill but can still spread it round the population.

Therefore what is the point insisting on a vaccine/certifcate because the Thai people will still get it from the vaccinated.

Thailand can keep the door shut for as long as they want but one day, unless they're all vaccinated, the population will get it by some route.

    Hi

I registered my last trip return on Friday July 26, it was accepted and I was done

Just out of curiosity I looked to today, clicked on search TM30, selected 24 until 31 July and the reply came back there was nothing found

Any suggestions, because how do I show I have registered correctly, should I have printed out right away after my registration?

Can the info be retrieved somehow??

Don't wish to state the obvious ... you are using BE dates e.g. 24/07/2562 or using the drop down?

The money has to be in the bank the prescribed period (2 or 3 months depending on the IO) prior to the date you apply for extension.

Yet another advantage to leaving the 800k there year round, if you can afford it -  you then are nto constrained in when you can make the application.

Yes, but doesn't it also have to be in the bank after the extensions is granted?

Is that for 3 months after the date the extension is issued/granted or 3 months after the actual date of the extension?

  9. If you chose to go (say) 45 days early for your 12 months extension does the money need to be left in the bank for 3 months from the date the extension was obtained or 3 months from the date the extension would have expired?

For expample; if your extension expired 30/11/19 and you went to immigration 20/10/19 do you need to leave the money in the bank till the end of Feb (30/11 + 3 months) or 20/1 (being 20/10 + 3 months)?

You can renew passport anytime. If you are referring to the old 'extra 9 months', that stopped some time ago. You will get 10 years from date of issue.

I wasn't aware this had stopped but Googling the issue confirms a sneaky change in policy ????

  11. I'm on a 12 month extension of stay based on retirement and will travel soon to the UK

Whilst in the UK I plan to renew my passport (which is full and within the 9 month renewal window)

When returning to Thailand I'll have my Extension in my old passport and wondered what will happen at Immigration; entry stamp in new or old passport; will I be given 30 days or the usual stamp till expiry of the Extension? Will it cause a problem?

My Extension expires at the end of the year so plan to go to CW shortly after my return to Thailand and renew my Extension of stay.

    Any advice would be appreciated.

are you sure you did the TM30 online and not the 90 day report?

if i do tm30 online i never get the status "pending" ...

the tm30 online website has changed the last few months, i think

they continuously try to improve the website ...

The Pending relates to my application for a username and password; not the status of my TM30

  13. I "applied" on line last week.

I live in BKK (so have retirement extension at CW), own my own condo and am doing it purely to register myself living in my own condo.

The form is quite simple and I got a request to confirm my email address almost immediately.

The status of my request is now "pending".

Hopefully it will be approved soon.

  14. Lots of news about the potential TM30 reporting penalties so I want to clarify .......

I own my own condo in BKK which I live in.

I'm on a 12 month extension (retirement), from CW

Do I need to submit a TM30 as the owner to advise Immigration that I live there?
