    As I wrote they asked last year AND I had to show proof from the bank on the day of stamp collection. I have no clue why but they did. This is Thailand, not the hub of logic behavior...

     

    Yeah, I will see an agent tomorrow (to inquire for next year), I am boring to waste a full day for me AND my wife in this <deleted>ty CW place, having to drive there is where it starts... If it would be a 30 minute thing, but no, it is hours to waste just to show the 100% exactly same papers with the same photos, same address, same wife. They do not even realize that we printed out the same photos of us the third year in a row... But they act as if the world would end if this ceremony is not being repeated in the same way every year... They even got angry when the papers were not sorted in the right way... There is nowhere a warning to sort them in a certain way, especially as some papers you only get after they pre sort the many papers...

  2. In 2022, when applying for the extension of stay based on marriage in CW they told me I would not be allowed to touch the 400,000 baht in the bankbook until I would get the actual extension of stay stamp three or four weeks later.

    Which resulted in an actual three months of the money locked in the bank account.

    This year they did not tell me that I would need to wait three instead of the by law required two months.

    I'm asking because this year with the high interest I can get elsewhere I would immediately withdraw the money and invest it somewhere for nine or 10 months before it would go back to the Thai savings account.

    Are other applicants being asked to not touch the money you in the consideration period?

Ok, lets make this more interesting: seller exposed a fraudulent scheme run by the JPM/management company, JPM received a prison sentence of one year plus fine and head of management company received a huge fine and due to this JPM was even removed from her position only to be replaced by the next scammer who is just angry to the seller that he exposed criminal action.

     

    So, friendly approach will not help, no matter what, office has order not to hand out the paper.
    They prefer to go to prison before they would do what they should do...

  4. What to do if a JPM does not issue the Certification that a unit is free from any liabilities?

     

    From the Condo law:

    The Manager shall issue the Letter of Certification that the unit is free from any liabilities in accordance with paragraph two to the joint owner within fifteen days from the date on which the request has been received provided that the joint owner has fully made the payment of the debt arising out of the expenses in accordance with Section 18.
     
    If the ones in the office/JPM do not care?
  5. My wife says 1. is for the new wiring from the street, 2. is for the new breaker which would support 30/100 and 3. is the new earthing/grounding.

     

    We have earthing/grounding but it seems a higher rating incoming would make an new one necessary (at least what they say)...

    We have a safety system so that even smallest imbalances should trigger a electricity stop (tested in the shower heaters, seemed to work)

    Photos are incoming cables, new breakers and last one old breaker, we have another new one in the 4th floor for the 4th floor

  7. For our house we have a 25 year old meter providing a 10 (45) A connection to the grid.

    All of our air-conditioners together now, if run at full capacity, would consume about 9 kW per hour which is close to max capacity, right?

    In addition we have multiple computers, countless monitors/TVs, kitchen equipment and so on...

    I had the idea to let the Metropolitan electric department have a look since our neighbor, the next one on the grid added an electric car recently to his fleet and let them check if the wiring leading to our house and the wiring in our house is still sufficient for the load.

    I mean we have a breaker board where I can switch off every single air-conditioner, every single room in the house. Complete 100% new wiring for the whole house done 7 years ago

    But the guy from the electric department recommended to exchange the meter in front of the house, the wiring towards the house and a part of the breaker system.

    Sounds like logical to follow the recommendation, they would do it for about 35,000 Baht...

    Any thoughts?

    You certainly bought a leveraged product with etoro. Means your profit/loss is e.g. 5 or 10 times higher/lower than the real market.

    Unfortunately as a EU citizen you can not buy SPY or QQQ (stupid EU regulations) but there are other ETFs replicating the SP500 index approved by the EU. I also would go for IB or Schwab, with IB you can keep your money in European currency...

     

    tasty trade is another US broker currently offering 500$ top up if you fund your account with a minimum of 25,000 us$. Currently thinking of opening a 2nd account with them... Now I am with IB Pro, pay about 25 cents for a limit order with 100 stock, which is quite good given that there interest on margin is the best in the industry...

  9. Even if most electric machines are rated to work in 40 degree Celsius environment every degree below would extend its lifetime (from what I read).

     

    A) So, what do they do in your condo? Nothing? AC? Ventilation?

     

    B) What would be the optimal situation, considering AC costs money as well...

     

    For about a year, in our condo the solution was to just open the door to the machine room (under the hot roof), temp exceeding 40 degrees Celsius in April and May for quite some time...

     

    Only after massive complaining they changed back to AC yet refusing to optimize it (yes I know, this is Thailand)...
