Has anyone planted land with trees as an investment? If so what part of Isaan and what type of trees are being planted. Am thinking of buying land so local price in your area would be god to know. Thank you in advance
Rubber trees. Tree for paper is also an option. It takes seven years before you can cut rubber; you might need to co-work with some experienced cutters doing the work; the share is often 40/60 or 50/50. Wood for paper, the trees can be financed by the paper manufacturer.
Prices for land can be very different – you, cannot own land as foreigner, so it needs to be a Thai spouse or partner, or through a Thai company limited – and also depends of how good the land is for other purposes, like growing rice. When I bought land the price was around 10k-20k baht for low grade and low title deed rice land; and 40k baht for nor sor 4 (Chanote) title prime rice land per rai (1,600 square meters). Today the same kind of land is traded for around 70k baht and 100k baht per rai.
Be aware of title deeds. Some are kind of ownership – for example nor sor 3 variants – and can be upgraded to full ownership (i.e., nor sor 4). Other title deeds can be agricultural land given to be held by families and not sold – even it's widely traded – these titles are not registered by a land office. However, at the moment the agricultural land titles can begin to be upgraded to nor sor 4 (Chanote) title.
As an investment, you shall calculate it well, before you do it. Agricultural land gives a low average percentage in outcome (or dividend) of the investment. The gain is the expected increase in land value when it once get sold.

Has he ever thought about what it would be like to be with a woman who is 35 years older than him? Why does this man think the woman is with him? Because she loves his big belly so much? Or his wrinkles? Or his bad teeth? This woman has a financial interest and is playing her part. She may have a husband, her family and several children to look after. And the man? Buys a partner to escape being alone. Maybe he's already part of the leftover ramp? And what kind of image of man is being spread here? Is it all about sex and not about a lasting, resilient partnership? Does the man I described above think his lady will be happy if he has sex with her for a few minutes every few days under the influence of Cialis and can feel his smelly breath? I was born in Italy and I miss respect in this forum. There is hardly any discussion, everyone thinks their opinion is the only right one. Other opinion holders are denigrated and dragged into the mud. Why is that? Is it because of the origin of the members? Are the majority from the UK? Old, bitter, disappointed? There are about the same number of Germans in Thailand. I'm not treated so rudely by them. Maybe they come from a different background. So, dear members: Respect! Women are not sex objects!
Lucky guy, my girlfriend is only 32 year younger than me.
We are not equal, it's very individual how relationships work and age difference in same. If the older part is young in mind – and perhaps also keeps a healthy body – it can work well; I'm talking from experience, however with a few less years the the mentioned poster. For me, it has so far worked well 20 year now...
However, my lovely girlfriend is getting older; so, perhaps it's time to restart with a new young model...

Due to urgent necessity a friend of mine had to use part of the funds that he kept on his personal Thai bank-account and dipped 150.000,- THB under the required tresshold minimum of 800K to meet the financial requirements for his next 1-year extension. He did this during the first 3 months after he applied for his current 1-year extension based on his Non Imm O Visa for reason of retirement.
He did not have sufficient funds on his other Thai bank-accounts, reason that he had to use part of the required 800K during that initial 3-month period.
However, he has been transferring more than 65.000,- THB every month from abroad.
His Imm Office is CW, and his current Permission to stay is due to expire 31 October 2024.
QUESTION
> Are there any AN-members that have switched when applying for their 1-year extension from the 'Funds-in-Bank' method to 'Monthly-income-transfer' method?
And if so are there any additional requirements to be met at CW for such a switch besides proof of having transferred +65K funds from abroad each and every month for the 12 months preceding the application for his 1-year extension in October 2024?
Thanks for any responses.
Note: He is well aware that if he would not meet any additional requirements that CW might impose for such a switch at his next 1-year extension application, that he would have no option but to leave Thailand, and on return start the application process from scratch again for a 90-day Non Imm O Visa.
To my knowledge, part of the permission for an extension of stay is to keep the deposit as requested; i.e. 800k baht 3 month after permission of extended stay, and not under 400k baht the remaining period until two month before next application, where you need to top up to 800k baht again. Getting below the mandatory levels means that your present extension of stay terminates, and your friend will need to restart with a new non-immigrant O-visa.

If you entered Thailand via air, landing at Suvarnabhumi and refused entry, how would you then travel to a different Thai airport to use your outbound flight.
That's thinking outside the box!
According to all threads here I've seen in ASEAN NOW and other forums about the subject, return or onward ticket is not checked by Thai immigration. It's the airline flying you to Thailand that checks it, and if you don't have the ticket, you will not be allowed to board the airplane. So, you'll not end up in BKK without a ticket, and nobody seems to care checking it there.

My gf wants to buy some gold - why I have no idea - being a cautious person I just want to understand how it works over here:
In Europe/US gold is priced per oz or gram - over here it seems to be priced in some weired way she calls Baht (the same as the money BUT not the price - the weight)
If anyone can tell me about this much appreciated.
Also is buying gold in Thailand a risk of being scammed or are there established routes for legitimate purchase?
Gold is very important for Thais, especially Thai ladies.
It's safe to buy gold from the many gold stores that normally have red front and lots of shining gold on display. The gold is 23.9 carat and sold per weight. It's also used for investment/savings, where you can show your savings at the same time; more serious physical gold investment would be in gold bars, which some of the gold shops also sells, but they are not as good to make face with.
The weight measure is "baht", which is 15.244 gram or the original weight of 768 rice grains. It's the same weight as money-baht originally was, but the money has been devalued, so you today needs more than 30,000 money-baht to get one "real" baht...

So if I was flying from the UK to Suvarnabhumi in Thailand, a cheap throw away flight from Hat Yai to KL within 30 days would fit the criteria?
To my knowledge: Yes.

What's acceptable as an onward ticket. By bus, train, flight, from where, to where?
Buy a cheap budget flight ticket that you can afford to throw away; for example the short distance from Hat Yai to Kuala Lumpur, it's very cheap on certain week days. Another possibility might be "Onward Ticket", which is a reservation system for next to nothing in cost, but I have not reference if it's accepted; perhaps some other forum members have experience.

555. I was wondering.....Thanks
However if I go to that link and then press English the page changes and I get various options under Forms and Downloads. One of those is e-Form Filable Tax Return. If I click on that and then 2023 at the top of the new opened page and then click download pdf I get an English version of what I presume is PND 94 (the bit in front of 94 is in Thai script) with fillable boxes. As none of them have drop downs are you accessing a different link to the one I have mentioned or is it because you log in first?
You shall make the tax return form online, not download...

I am an Australian citizen and resident, and I intend to spend six weeks in Thailand later in the year. My current plan is, enter on a 30-day visa-exempt, and get an extension while in Thailand.
My question is: Can I enter with my flight out being in six weeks? Or do I need to have an departure flight within the 30 days of the visa-exempt?
It's better to get an e-visa from home, a single entry Tourist Visa gives you 60 days of stay upon entry.
When entering on visa exempt you'll need a return ticket or onward ticket within 30 days from arrival date; extension of stay in Thailand will cost you 1,900 baht, to be compared with an e-visa cost.

Once you are on the annual extension you will need a re-entry permit. The visa is done with.
+1 – if you exit an extension of stay without a re-entry permit you loose your extension of stay, and need to restart the procedure for a new extension, often beginning with a (new) visa.

Hello, I have the opportunity to work in Surat Thani. I would like to know what life is like there ? Is there an expat community? What are the nice neighborhoods to live in ? I plan to stay somewhere quiet a little outside of town to rent a house and maybe later buy 1/2 rai land to build a house. What is the price of a rai there ? Cheers.
I've been in ST many times. To my knowledge there are not many expats there. Nice town, but not an expat place other than transit, as others also have mentioned.
As foreigner you cannot buy land – your wife can buy it, and it will be her land – prices depends on location and can be relative high in central area. ST is a busy town for Thais with province offices, schools, hospitals and business. Take a look in the local bank branches for posters or leaflets with repossessed property for sale, which will give you an idea about land prices in various areas.

No, the serious part is the nominee shareholders: "...orchestrated the establishment of companies and subsequently transferred shares to Thai nationals to conduct real estate transactions with foreigners, a practice restricted by law."

Hi,
For over 20 years I have been filing my pnd91 in a Bangkok tax office
Now I have retired and have moved to Bang Saray in Chonburi province.
Can I file my tax return in any office here in Chonburi or are there any odd rules about where your employer was etc?
Many thanks
You can file it online – my tax office asked me last year to use the online in the future – it's actually quite easy, you find the link for "e-filing" HERE.

She really just wants to get out of this mess and not be locked down anymore. Her passport (Laotian) is currently still held by the embassy and they are not just returning it upon request.
I am wondering as well if we do not have the fully picture. The whole thing seems odd. But the embassy offered her only to "borrow" her passport (I saw that email from the embassy staff myself), which was really odd.
There might be more to the case, than told here, Norway is (normally) a fair state.

You need to read the whole thread you quoted.
The OP of that thread (scoutman360) was not successful, he stated he was refused an extension based on retirement, and told he must exit the Country and obtain a Non O at CW.
Page 2, posted Wednesday 6th March.
Exactly as I've been saying!
And many others have done it successfully, when reading the thread.

In general when applying for non-O in Thailand after visa exempt entry, your funds needs to come from abroad, and they do not need to be seasoned.
Maturing of two month is needed when you apply for extension of stay (based on retirement).
A personal recommendation: As soon as you get you non-O, then move the 800k to a separate bank account – i.e. another bank account than used for transfers and daily transaction – so it clear that they have been seasoned and not under the limit. If you can afford it, make it it a 12-month fixed account and just leave the funds there for best interest, which you can withdraw once a year so you keep 800k baht clean in the account. That will make you sleep well – the funds are there – and not worrying about baht exchange rates and topping up from 400k to 800k in time.
Maturing of two month is needed when you apply for extension of stay for either retirement or marriage
And that is exactly what I'm saying about extension of stay; but maturing is not need when applying for the non-O visa inside Thailand, which is the first paragraph in your quote. OP's question is about "retirement", which is what I'm specific replying to.

Our bodies were initially trained to consume meat, as hunter-gatherers.. When mankind established agriculture was when obesity began, as carbohydrate became a major part of the human diet. Pasta is carbohydrate.
Carbohydrate in the stomach is hydrolysed to sugars. Put refined sugars on top of that, it's the perfect recipe for obesity.
IME fat consumption has nothing to do with body weight. I went from 93 kg to 78 kg on a diet of protein and low carb vegetables. During that time, I was eating lashings of cheese, which is 35-40% fat.
Actually our bodies is rather designed to digest plant food – or a combination – if you listen to science; meat eaters have a more simple stomach and colon-system. Humans have eaten carbon hydrate long before the so-called obesity pandemic. And I also clearly say that carbon hydrate cause obesity for some or numerous – it might be depending on blood sugar, as some studies show – but science has so far no clear explanation about what cause that huge level of obesity we've seen during the last 50 years or so. Your body seems to be one that gain weight from carbon hydrate, but we are not all the same.
-
Obesity seems to be a global problem, and there also seems to be no generally approved answers to why. I have an old friend who are one of the world leading professors in obesity, and I often reads what he share.
Some studies conclude that obesity is caused by wealth, when people can afford to eat enough food, which might include "unhealthy" food. Other studies claim obesity as a disease; I can suspect the medical industries to wish and support that, so they can sell obesity medicine supported by government funds.
Some gets fatter from carbon hydrate (sugar), others from fat. That might be a good reason why some diets like pasta works for some, and not for others, while eating non-fat then works for others, but not for some.
Studies have shown that there different ways for obesity depending of blood sugar level. It's depending of insulin sensitivity of how fast you feel full; which might be why diabetes medicine works to reduce obesity.
In general it might still be down to that if energy intake is larger than energy consumption, the excess energy is stored, which in humans is stored as fat. From that point of view it's primary a question of change in life-style – both amount of food and snacks, and what to be eaten, and level of exercise, which is an important factor when slimming to burn the right fat – which can be difficult and might require some strong will.
My own lovely girlfriend seems to have same kind of problem – however, still a bit from the level for finishing the relationship – but she finally try to face the change of life-style; she was also still slim after giving birth to our daughter, now some 18 years years ago.
A way to help might be to in a kind way convincing that a life-style change is necessary – obesity can lead to a lot of diseases and shorter life.
