The other thing we have to take into consideration is the majority of guys that come to thailand have hardly had their choice of pretty western girls . They are not what i would call high caliber males . They have most likely been picking low hanging fruit in the west and then come to thailand and repeat it again but convince themselves this is real as they hold most of the cards now (money) its delusional to think some old farm girl rump is somehow A better standard then a decent western lady . Keep Convincing yourself that up until the money runs out …..

Most are as dumb as rocks which is why a lot of western men prefer them . I was married to a thai for 15 years ,lovely girl but the miss understandings and still not being able to properly have a conversation (shes fluent in english) got me in the end . I have gone back to western and love having a proper conversation and there being no cultural miss understandings .

Depends on where you are in America. I live in the NW and they make us brits seem outgoing . A lot of farangs in Thailand cant bear the thought that they are not the only gay in the village so tend to ignore other foreigners so they don't lose their perceived uniqueness.

When I rented in the U.S., the owners were usually companies, either big or small. And there really wasn't any personal element to the transactions. Here. because of oversupply of new housing, the economy and lately COVID, I think tenants in general have more leverage. And PERHAPS landlords are more willing to operate the way you have, and the way my landlord has. Although, you're a private party landlord, as is my landlord, not some corporate rental entity. I'm guessing, those types here aren't so accommodating.
The 4-5% increases are probably right . The property tax on my house went up 15% this year ! This is also the reason rent shouldn't go up significantly in Thailand as there is no property tax .

The land was purchased from a well regarded local person of some considerable influence (not, as far as I know, linked to anything dodgy or underhand!), and in the middle of more land owned by the same person, so....who knows.....maybe it could one day be given a better land title? ????
I'm very grateful to you for the comment re my original query. I'll soon no doubt get a definitive answer from the land office, but for now I certainly think you might be right about there being no probs selliing within a year of purchase (????).
And thanks too for the heads-up about the property tax paid on resale. Interesting. ????????

To answer your question about location, it is also in the Pakchong region but not so far north-easterly as WNKiao. The legality of the sale & whose land it was to sell on, is not in question (????????) and I don't have worries about that (famous last words, eh?!????).

Sorry I didn’t want to be a Debbie downer on your situation. Is there any way of upgrading the land title ? If it’s in pak Chong and you have a decent title the Bangkok people would snap your hand off for 3-5 million baht a Rai ! Going back to your original question I don’t think there is a problem with selling in the first year but you will have to pay a higher tax on the sale of the property as if memory serves my right you don’t pay it if you have owned it for over 3 years (I believe ) . Not really . Just send it back using something like xe trade . I don’t know what the threshold is in Britain for money coming from abroad . Just send back just below that amount and you will be fine .

What part of nachon Ratchasima is it ? My in-laws own land around pak Chong be very careful. A lot of the land around there is national park land that was sold illegally . There is a beautiful area called wang nam kiao (spelling might be a little off) where lots of people bought land there just to find out it was all illegal . You can farm the land there but you can not own it outright . You will see a lot of dead resorts around there for this very reason . All the locals are in on trying to sell the land even though they know they don’t own it .

I can’t see how this can legally be done . If your friend defaults on the loan how do you as a foreigner take control of her house ? If I was the thai I’d take it to court and tell them you was entering the agreement with dirty hands knowing you would have to skirt (break) the law to take ownership . So when posters on here say they done this or done that they most likely didn’t do anything it was all done by their wife .

Yep that’s correct. I sold a house and my wife sent the money back no problems . I’d send it in staggered amounts though .

As some have previously stated, there is no way in hell you are testing positive for covid from the airports, plane and immigration you have just been through. So every and any precaution you can take in the weeks leading up to your flight will help. I feel that the father probably caught covid from one of his children as is the current situation, at least in the UK.
I reckon the extended quarantine due to close proximity to someone who tested positive can be haggled.

Out of curiosity why can’t you get it on the plane ? Some flights are 20+ hours with recycled air . If anything the flight and airport is where you are almost guaranteed to test positive .

Who’s talking about you ? He said his wife and step son and his wife and kid . He shouldn’t be supporting any of them when they are perfectly able to work and provide for their own blood .

Can you read ? Said i was married to one for 15 years . I get that they are cheaper to run and you can control them through money . But writing off all western woman because you cant control them or get a decent one is nothing but cringe.
