  7. First point--Of course extensions are done by agents at Jomtien. Why would you say this? Second point--This does seem to be true, but probably better to do it if asked.
  8. You scoff at my post, but when I came into SUV at the end of July this is what the IO told me to do. Also in other threads, posters had mentioned the same for July arrivals. This IO practice may have been discontinued in August, but maybe other posters have had the same experience.

  12. The "Asian Institute of Technology" (AIT) in Bangkok will do it for free, but it takes a few days. It is a very detailed report if you request it.
  13. A week is not enough time to open a new company..it can take up to 6 weeks. Plus you must take into account all the possible pitfalls I have mentioned previously. If you really want the land, and you only have a week to make an offer, then your only recourse is to buy in a thai persons name. But of course then you have a huge trust issue, so personally, even though it might hurt, it would be prudent to walk away for this (IMO).
  14. Yes possible to do, but lawyer still required as there must be due diligence done on the company. It may have taxes owed, unpaid loans, asset liabilities etc. Also still a time consuming process as old directors/shareholders must be taken off, and you and your shareholders added to the company. Plus the last paragragh of my earlier post would still apply. It is easier if the land/asset you are buying is already owned by the company, then it is just a matter of changing director/shareholders, but still must do due diligence as described above. It seems you are new these proceedings, so be careful on whatever course you take.

Setting up a Company (especially with a foreigner involved) is not an easy process, and not something a thai business man would be able to do, therefore a lawyer is really the only entity that can do this for you correctly. Also you must research this before going ahead, as to preferential/non preferential shares, other shareholders/director, voting rights, tax implications, Accountant etc. Also most importantly who will be the person that actually has the authority to transfer the land at the land Office (as a foreigner you cannot), so the company and its assets, will be wholly owned by them, for the duration of the land transfer....There are many pitfalls with having a Thai Company, so beware. It is also a time consuming process.

  17. Your statement is a bit over the top, but yes it is true that many NZ'ers are going to OZ for better wages, plus the probable law change that covers kiwis for health/social services while in Aussie. But on the flip side NZ is starting to get many Aussie tourists now that travel is easier.
  18. Yes had some small claims---no problems, but this my experience only..others maybe different. One VERY IMPORTANT thing is the need for a Thai Licence. Most insurance companies don't tell you this, but if reading the very small print it is usually a requirement to make a claim.
  19. I do the same, a friend rents one of my cars. I just cover 'other drivers' on my MSIG Insurance. They don't have to be named, but can if you want to. Have done this way for years... So to the OP...you don'have to do anything, other than make sure you are covered on your friends insurance policy (and he should have 1st Class Insurance, with the Compulsory Insurance coverage paid also--645 baht a year). Happy driving...
  20. Depends on the landlord. For me personally I include it in my apartment rentals, but usually do 50/50 on my house rentals. I have standard contracts (that I made myself) and just massage them a bit for each new tenant and circumstance.
  21. Haha to the first part, and the 300 baht tax has been delayed indefinitely (and nobody really knows what it is for, or what/or if it will cover health related issues).
  22. Dont be silly mate...it is nearly 2 rai, and enough for at least 6, maybe more homes. Many new devlopment, middle of the road, standalone houses are only 80-100 sqm of land. (if townhouses then double that figure).
