  4. Thanks for the information. Could I also exit and return on evisa 60 days and then re-apply. I assume they will not give the family 60 days extension and the re apply?? So no need to leave Thailand..
  5. I understand you need d to keep the deposit in your bank.for 3(?) Months and not below 50% for the following months and back to full 2 months before extension application. What is the fine or punishment when you out the cash sooner than the 3 months after approval???

  10. Update. We visited a lawyer yesterday. He explained the best way to prevent an issue is to pay down the land loan or, if needed, move the loan to the house. Then change ownership of land to daughter That way the wife has no ownership of anything and nothing can be taken by the bank. I think they understand the issue, the bank visit is theirs
  11. Land is 2 rai, the loan is 50% of value... so they could pass on 1 rai.... But it is a crappy situation for sure I will advise him to talk to a lawyer...need one that speaks German as he barely speaks English
  12. House has not been put up for anything as it is not the wife her property Who would sell or buy land for that matter that has another person his property on it????
  13. SCB loan, they first bought the land and then built the house. house is free of mortgage but not in his wife his name Land repayment is low, i understand around 3.000 thb per month so they did not bother to pay down
  14. That is what I though to, but the land is only in her ownership for 50% and the house, not her property, is built on it How can they take and sell?

An elderly German friend came to me with the following issue, and I could not give him proper advise The land they live on is owned by his wife and her daughter The house they all live in is owned by the daughter On the land mother and daughter have a loan equal to 50% of the value of the land House is free His wife is guarantor for her sisters mortgage on the sisters house and she informed the wife that she could no longer pay the mortgage His question is; when the bank would call on his wife, being the guarantor, what could they do, he is afraid they will take the land and do something with Sell it or jeopardize the house in any way..... Anyone has any idea?? Or suggestion? thanks

I am just playing around with a thought, If someone makes 250,000 thb it means at 5% 12,500 thb which is somewhat high, maybe a gradual rate downwards and a maximum Employers would not have to provide additional health cover, as mine did/does, they could involve more private hospitals to accept the card... even make it mandatory given the oath doctors take Like I said, just a thought and absolutely nothing else
  17. 2 different things of the SSO The lumpsum is related to provident fund The health part and extension is separate So you can ask for the lumpsum and still extend the health part. That's what I did
  18. This is correct and in my opinion also a way to make sure that elderly people have a good pension/retirement allowance by increasing the 15.000 thb maximum to unlimited. This means that the higher salaries will pay more in support of the elderly, for me a totally acceptable principle They could find another maximum or reduce the percentage per 100,000 thb earnings... SS fund is one of the richest in Thailand. Expats will have noticed the reduced monthly payment during Covid, starting in 2020 and ending the end of last year and in the meanwhile they supported free treatment for all SSO groups. SSO should, in my opinion, create a separate group for expats at 5%(?) of income....which is more than the average (and rich) Thai pays Everybody happy and the farang pay 'more' so some government people even more happy

  20. And any Thai and foreigner are eligible for extension, when employment is cancelled or at retirement, of said Social Security, at least for the health insurance part for 432 THB per month A HUGE benefit
  21. I move the water from the well through filter(s) to the tanks... that solves the issue..

I pump water from a well, so no need to put a pump between that and the filter, that is if you want the water to be filtered before it hits the tank and that is common sense and advised by installers/sellers. But maybe you see that different. From the tank it goes to my pump and then into the house , and yes there is a switch/valve there to adjust the pressure down if needed So given the above, what would be your set up?
