  1. ahh okey single story house in Baan Suan Nermit, Location of the project is direct on Soi Chaiyapruck not a bad location. (extreme wide rd.)

     

    And for property auctions, every wednesdays, country wide, you can follow via webcam (pattaya cam is not working at the moment)

  2. Now and then i have my eye on both BAM and SAM. SAM has some good deals around. (beleive SAM is NPLs from Krung Thai)

    But they bid on their own execution auctions which is funny.

    Think SAM sold one property (around last month..? as it is not listed anymore) in Central Park Hill Side (Pattaya) was good price too.

    On the other hand BAM raised the price 1 million (last couple of months) on a property in Baan Suan Neramit (Pattaya) used to be 3 mil now 4 mil.

    3mil would be okey. (single story stand alone 78wah never occupied.)

  3. Did my 90 days in the morning, to problem lies with the stupid ppl, who not move after getting their ticket.

    Was there 9 AM, gave pasport, got ticket (took 4-5 minutes, due to just ppl standing in front of me who already got tickets, so frustrating...), asked by immigation lady to wait 30 minutes, and come back to collecting point.

     

    Did a stoll to the beach came back at 9.30 and back my pasport.

     

    Okey i know for other services it could take longer.

    lol come Uppance had to google it to for translation (a punishment or fate that someone deserves.)

    In my eyes bruno et al was there time ahead by 10 years or so, i call that vision. I believe the land was sold in Jan this year (or beyond), and as the land had a claim on it from some investors in the Ocean 1 they probably had to deal with that. I saw some figures about the price of the land, and in my thoughts the land-price was dirt cheap (but i could have been misinformed.) One walk to the lands department and for 20 baht your have the name of the new owner.

  5. Futures trading is a profession, you have to go for it for 100% or fail. Big banks & prop shops fully control and manilulate it (read the book flash boys).

    Bigmiketrading dot com is (i think) the best source to get info. And if you'r interested in trading them, check google on terms like TPO (time price opportunity), MP (market profile), VP (volume profile)

  6. I tried to set up something in 2007 for the compound i live in but failed.

    spend quite a lot of energy. (and money)

    More or less you have to make the regulations, then go to land department with developer of the compound, and sign over common parts to a 'juristic person' If there is any 'Bond' the developer placed with the land department in the past, the new juristic person will get it.

    Land department can guide you and eventually point you to a lawyer to help out.

    I friend of mine want to buy a house, the owner Thai of the house lives in Norway, (the house is not occupied)

    They intend to make a sales contract with 500.000 Deposit. With sales price of 5.2 Mil.

    The owner has a loan with the SCB of 2.5 Mil. so the chanot (title deed) is with the bank.

    My friend will setup company for owning the house (please no comments on this way to setup...!)

    The time between signing contract + deposit and transfer date is almost 5 months. (due work limitations of the seller she can not come earier)

    What type of precautions the buyer can take, that the seller will not try to pay off the loan with the bank in this 5 months, and resells the house to an other party, without the buyer knowing?

  10. Some filled it up (for now) with sand bags. the holes were, i think, 30 cm deep in some places.

    The area around this new jomtien second rd looks really upcountry. :)

    Because of the ongoing construction of the new road passing through Thappraya Road to the back of Jomtien, many problems have arisen,

    especially at the intersection with Soi 5 where the Chonburi Immigration Office is located. During the recent heavy flooding in the area, the water has swept away large sections of the surface leaving water filled potholes which are potentially dangerous to vehicles and passersby and many complaints from local residents who want their section of this hazard zone to be rectified as quickly as possible.

  11. They have several cars on the road.

    They came at my place this morning, so they must be in business.

    Pay 50 Baht a bottle as well.

    By my knowledge its the only company in the area with certification for the food industry, so you pay for quality.. :)

  12. not wanting to be a TV armchair detective :) but was the house located in a compound or alone. Most compounds also have cctv.

    Did you have a 'sale' sign on the house? and did you advertise it on other ways.

    There are so many houses for sale in Patters, that those ppl must have tried the same trick, driving around the villages looking for victims.

    Guy drives the car, get a call from upcountry, mum, dad or the kwai is sick and needs some medicine.

    Guy get told to buy something against coughing, buys a supply of generic meds for the whole month, and just forgets it later.

    Drug stores do like to give as much as possible.

    One of my neighbours started with an additional construction, one other neighbor went to a lawyer, who wrote up a letter.

    In the letter the Lawyer states;

    'Distance should not be less than 50 cms, if the new wall has a window the distance should be not less than 2 meters.'

    Does anyone know if this 50 cm versus 2 meters, is only for a single story building, or is this valid for any construction also if it is a 2-3 level story house. Or are there a different set of rules.

    Note: lawyer did not stipulate in the letter if it was for single or multilevel walls.
