My only air/con, in the master bedroom, went on the blink several months ago, causing the service entrance to flip the breaker switches often.  The bill came to 12,100 baht.  We called the landlord who said he'd reimburse us, and he promptly did.  Later there was a minor correction on a corroded brass fitting for which I paid 500 baht and didn't forward the bill.  It's been the only maintenace bill in almost two years.  We're on good terms with the landlord.

    IMO, routine annual servicing is nothing compared to the compressor going out.  If the landlord sees you as reasonable, he might be more generous on the big-ticket items.  If the landlord's reasonable, of course.

    I noted that carrier brand a/c units are pretty popular in thailand. i've got one over here in the states. the compressor has a 10 year replacement warranty. ive also noted that the reason some of you guys have to continually add freon is because of those cheap valves where freon is added. they leak the freon out very slowly. i screwed a cap over the top of mine and checked with soap and water and no more leaks and no more recharges going on 2 years now. no worries if its a rental but if you own ide check the valves with soap n water. some compressors dont like running low on freon

  2. It can get quite expensive using the atm machine on foreign accounts. I was quite shocked at the fees on my banking statement for just a few withdrawls.

    What i would do is transfer small blocks of money into a thai bank and draw that

    down as you go and wire in more when it runs low.

    if your nest egg is in dollars ide be looking for ways to protect it by

    putting it into foreign countries (banks) that have stable currencies relative to the

    us dollar. some say there is a mess brewing with the dollar.

  3. Moved into a great place but am having a bit of an issue..

    Theres lots of loose dogs in the area, disturbingly these are not all loose soi dogs but farang owned pets with collars etc allowed to roam free.. Personally I love dogs and pets but am not happy about thier current habits..

    The villa I have moved into has multiple ways of entrace for dogs, theres no practical way I can 'fence them out'.. Theres loads of freshly appearing dog shit over the graden levels and I keep finding a reappearing one in precisely the same place in the center of the pool level.. Obviously a bit of a territorial thing..

    Also lost a trainer, Oakley sandal, chewed up stuff etc.. 

    I can see no way that a 'quiet word' with the owners is going to help as I have already witnessed a very heated argument between 2 farangs over dogs not kept restricted / chained and the fact that theres lots in this area means they can always claim it wasnt lovely fido..

    So short of getting an air gun and sitting there like Elmer Fudd of a night time is there anything I can do ?? I have heard that Lions / Tigers piss makes dogs run a mile but unfortunately I am a little low on big cat urine at the moment ??? 

    Any suggestions ?? Anything that makes a territorial area unpleasant (smells) ?? I am not keen on inflicting excessive pain or injury though mild detterants I will listen too..

    if it were me, ide get a cage and trap then "relocate" the pests

    I can't wait till the dog fad fades... most are barking crap machines

  4. You must be talking about sun city west. i live very close to it. when you talk about

    taxes you mean property taxes? there is a portion of sun city that is exempt from

    school taxes. its the older part of the development. prices are rising however.

    i moved here from calif 3 yrs ago and my property has appreciated about 60%

    read up about the summer monsoon season in southern arizona. they lied when they

    said its a dry heat. it feels worse than bangkok sometimes. tropical moisture comes up from baja calif and can hang around for weeks at a time during the hottest part

    of summer.

    im only 44 but i like the slower laid back pace of the seniors over in sun city west.

    i go over there to shop and go to the post office. outside of the development its another world. the pace is like southern calif or bangkok

    one of the things i dont like about the majority of the houses in sun city west

    is the back yards have no privacy fences.

    So for those considering looking for a great place to retire, check out Arizona USA near Phoenix. Only one thing is required You must be aged 50 or older to live in that community. Homes, property and everything else is half price!!!!!!!! No taxes like you do in the outside world.

    You get hot,and warm weather, but not so frickin humid like here, no termites or red ants like here, and you get to have cool weather for a few months not just a few days like here. Big difference. No need to travel far to shopping mall, or bowling alleys or theaters or to some repair shop. All within walking distance. You can actually drive a golf cart on the roads there A/C equipped too.

  6. I dont have anything to add about snake. It seems to have been pretty well covered. I was really surprised about the black mamba. I swear I saw something

    on the tele where a snake hunter in africa was hunting mamba's and he was

    scared stiff of them. This guy was a pro too.

    Ive got my own little snake tale in thailand. I was on a jungle tour with a thai guide

    and I was right behind the guide. About 10 minutes into the hike he does a quick

    about face and almost knocks me down. Up ahead was a tiny, i mean tiny bright green snake. The bright green probably meant, hey im venomous stay away, but

    I was amazed at his fear of it. In his mind he probably saw this.... :o
