  3. Not misread.Only some EU countries have 30 days free visa with strict rules.Not all.Russia,China 90 days!!!It is not the same,right?
  4. It is very strange that russians have free visa and EU citizens not???Government prefer russians,chinese than EU,USA,UK,AUSTRALIA,CANADA people???
  5. 36m2 is pretty good place to live for us.This is our condo near the beach with balkony as well,large swimming pool,jim .And I am owner with yellow Tabien Baan.We have 10 BHT bus near by and can reach anywhere in Pattaya very easy.Sometime we use our motorcycle .Kitchen is separate ,so no any smell. For me is much better solution to have condo than rent .Besides,Wongamat is maybe the best place to live in Pattaya.

I own condo 36 m2 near the beach.I live with Thai wife which cook food every day.We have motorcycle and bycicle .About 5-6 time per month and we eat in restaurants,mostly in Terminal 21.Monthly cost does not exceed 45000 BHT per month.Average 35-40.000 BHT.We have a pool,jim and we are close 400 m. to the wonderful beach in Wongamat.My monthly income-pension is about 65000 BHT.You can rent nice studio in a good location for about 4000-6000 THB per month.
  7. So if I understand correct,if I gave to my Thai wife every month 10.000 BHT -transfer to her from my bank account (gift in a fact),I will be excluded to pay income tax on 120.000 BHT per year ????
  8. Use an agent?For what?Waiste of money for a very simple move ,right?You can do it yourself very fast .

I have Thai wife and she like to cook every day ,mostly Thai food .We have condo and motorcycle .Living near the sea.We buy groceries in 2 big markets in Bang Lamung and mostly Tesco-lotus.So,yes 20-25 K per month is OK and we can live on that budget easy and with good quality of life.On average we spend more per month ,about 40-50 K .,but it is possible for us (2 people) to live with 20-25K(which we used to in covid times).

Yes at the moment cap. gains are tax exempt "if any".Just check out SET performance in a last few years.It is very bad and it is very hard to have any profit here.And trade here on stock-market is pretty costly as well.I am out of this market for about 3-4 months and it was good decision.You can check out trading data and how much is sell off for foreigner investors in a last few months.Besides we are only protected in Thai banks to amount 1 million BHT per account and interest rates are very poor.In EU banks I have about 3% interest on EUR per 6 months .So that makes me clear with this "tax change policy" that is much better to have money abroad.

Thailand is still too far for from pre-covid tourist numbers(40-45 million).Economy is recover very slow,maybe among the worst economies in South west asia.Too much dependent to China which is in big problems as well.Currency is very volatile .Debt rates with common people are very high,etc.Thailand is not favorite destination anymore for many expats.Many expats are here cos tax policy,but from 2024 everything will change for many of us.I decided not to invest more in Thailand.I have small condo bought before and I can stay there when I am here.I can not accept to pay double tax.I love this country and I have Thai wife and I will live here for maybe less than 6 months for a year and remitt not more than 40 K BHT per month(65 y.old).

Maybe you are real estate agent or maybe that is "an exeption to the rule",but change in tax policy matters .Anyone can see prices of the construction thai com. and develppers on SET plunge pretty much recently,same as REITS(even more). We will see further development,but without foreigners in the market ,prices can go down more,from my point of view.I hope that Government will exclude money for buy condo from abroad for taxation clearly .
  13. For over 65 s is 190k ,60k for Thai spouse and this is deductable for tax (and maybe 60K for tax payer).So 250-310 k. is exemt for tax.-plus 150K(tax 0) is 400-460 k.
  14. Not important at all.All foreigners will be "on the RD radar" if they stay in country more than 180 days per year.Immigration will provide data to RD.
  15. It does not matter.For RD Order is mandatory. Something else is very indicative,like SET index plunge in a last week or so,THB depreciate significantly ,foreigns sell offs on Thai stock market,sell off construction companies etc.

Yeah,and nice women ,but very dangerous country (Phnom Phen,Siam Riep).So much poverty,robbery and pickpoketing.I was robbery victim as well in Phnom Phen.You need to take with You not more than 30-50USD in a in small denominations.Food is not tasty like here.Laos is nice and with good food,but visa policy is pretty much difficult.
  18. No,I am a bit old to work .I had retirement visa before and take now new marriage visa (Thai wife).

They just concluded that after all that I do not need to pay additional tax in Thailand.I had electronic -documents signiture from my bank and my RD.They accepted that(we translated in Thai).No need to certified by the tax authority.They check my bank accounts here (take a copy).The procedure was longer and more complex for me and in Thai language mostly.Procedure was not "horrific ",only demanding and new for me.Next time I am prepared and I know what to do.

  21. Well,I thought it is mandatory for us to live here more than 180 days per year even before this changes.I met many expats on retirement visa in RD. Maybe I should avoid that like many other expats,but in the near future it seems that all expats should have tax number,from my point of view. I payed all taxes in my country like any other residents.

I have tax number as an expat here for about 8 years.Every year they ask to provide more and more documents and data.I am from EU.This year was pretty tough (for 2022)and RD check out all pension listings per month for 2022 to check out did I pay and how much taxes.They ask for yearly tax report in my home country.They ask me to show them my bank accounts in Thai banks as well.I am on retirement visa and I never had any bussiness here or rental income as well.I have Thai wife. Had to go to RD 3 times to provide all data and documents .We live simple life and abide Thai laws which demands for expats with permanent residence to have a tax number.From my experience and from my point of view it is not easy for expats do deal with this all even my income(state pension) is pretty low comparing with most of expats live here (from my knowledge).If they do not change a new rules, next year will be very challenging for us permanents residents,from my point of view.
