I was looking at getting a Non O in Phnom Penh but they require processing time which causes you to be there for a week (Non O only). Tourist visas there very quick.

The last few times I applied it was done in 2 days, apply in the morning, pick up next afternoon. On the pick up day I checked out my hotel and went straight to the embassy, my taxi driver waited for me outside and took me the airport for my flight to Bkk, I was back in Bkk by 7pm.

Anyway it’s irrelevant as this is all pre-Covid, I’m concerned about post-Covid.

Unless they have changed they do not issue a multiple entry non-o visa. Prior to covid 19 they did not issue them.

Best to go to Savannakhet Laos to apply for it.

Hi Joe, I had 1 year Non-O visas from Phnom Penh for 3 continuous years pre covid, last 2 years been at the mercy of the immigration for extensions due to travel restrictions. I’m hoping I can get back to doing them again from Phnom Penh, but I’m worried about making a wasted trip..

Laos could be an option though, is it pretty straight forward?

  3. Hi all, hope someone can give me some advice. My Thai GF is in the process of applying for a Schengen visa to come and stay with me in Sweden, I am a Danish national and I have just started a new job In Stockholm.

My GF ticks all the boxes in terms of being able to convince the embassy she will return, has a good job, owns property etc, but my concern is my ability as the host to convince the embassy. I’m not a Swedish national and I don’t own property in Sweden, I have also only just located to Sweden after spending the last year in Thailand. So my question is what are my/her chances of the visa being approved?

And before anyone asks the question how long she has a been my girlfriend, I only met her 5 weeks ago on my last trip to Thailand.

Thanks in advance for your help & feedback.

Makes me a little anxious, worried if I'm going to get hit from behind

I’m even more anxious about the car behind overtaking me and hitting the pedestrian. Almost happened to me once, the pedestrian luckily seen the car and quickly jumped out the way, the overtaking car jammed on the breaks and started to scream at me as if I was in the wrong.

    You have two options:

    1. The property is sold, the mortgage is paid off and any profit is divided between both parties. Other assets are equally divided. This gives both parties a full and final settlement and a clean financial break.

    2. Assuming there are enough other assets in the relationship, you reach an amicable agreement with your wife whereby she retains the property and you retain the other assets.

With option 2 you could amicably agree that your wife becomes liable for the outstanding mortgage payments, but in any event you would still remain liable as a guarantor due to the mortgage contract you previously signed.

Realistically it depends on how long you have left to repay the mortgage.

If there is a substantial amount of time remaining before the mortgage is repaid then most people take option 1.

Thanks blackcab, option one is unfortunately not an option, and yes there is quite a substantial amount of time remaining on the loan.

No, because the bank will not allow the transfer.

You cannot transfer a property with an existing mortgage without permission from the mortgagor, and the mortgagor will not grant that permission.

You must completely pay off the mortgage and have it removed from the title deed before any transfer takes place.

In addition, you cannot give a minor an encumbrance. This means that you cannot add a mortgage, usufruct, servitude or a lease to the title deed without permission of the Court. You are extremely unlikely to get that permission.

Thanks blackcab. OK so it seems the mortgager (the bank) would have the final say in it. What if paying off the mortgage is not an option, what would happen to the property in terms of ownership and responsibility of the loan upon divorce ?

You might want to lead with that next time.  Bank won't transfer the loan, unless buyer (minor / don't think so), or guardian qualifies for the loan.  If they'll do it at all.

No matter, the kid will have no control of property till 20 yrs old. If trying to avoid mother having control, you can't.

Thanks KhunLA, there is no “buyer” and the loan would remain in the name of the parents, part of the divorce agreement is both guardians would still be responsible for the loan.

Confusion reign supreme  in this country and not one, not even our esteemed know it all PM is hopeless when it come to finally take the finger out and make a decision that will be best for the country and WILL work for everyone...

No confusion whatsoever, the only confusion being generated is by a nobody at the Thai Enquirer who is named after a fish. Seriously everyone, relax and stop getting wound up, “Cod” is laughing at you all right now.

The country is opening up on the 1st November and will be made official at 23:59 on the 31st October, be patient and wait.

… BUT this time he was refused, and he still doesn't know why and nothing sticks out as to why this should be the case!

As I mentioned in a previous post, your friend did nothing wrong, the immigration don’t want people applying themselves as there is no money in it for them.

They make considerably more from agents as the majority of the money you pay to an agent goes directly in the pocket of the IO, the difference is quite substantial, 20,000+ compared to 1,900.
