  1. Hi all, can anyone clarify if Cambodians are able to obtain multiple entry tourist visas for visiting Thailand?
  2. Hi all, are Cambodians nationals able to extend a 14 day visa exempt stamp? It’s the first time of extending. Thanks
  3. So I wasn’t the only one who was thinking this. Pretty obvious to me.
  4. This guy deserves to be let off the hook simply due to his fluency in the Thai language, he must have studied for years to reach this level.
  5. So a digital nomad visiting Thailand can buy land, but a foreigner under 50 married to a Thai for 20 years with Thai citizen children cannot, makes sense I suppose.
  6. The last few times I applied it was done in 2 days, apply in the morning, pick up next afternoon. On the pick up day I checked out my hotel and went straight to the embassy, my taxi driver waited for me outside and took me the airport for my flight to Bkk, I was back in Bkk by 7pm. Anyway it’s irrelevant as this is all pre-Covid, I’m concerned about post-Covid.
  7. Thanks Joe, do you know if Savanakhet are issuing one year multiple entry, or is it only 90 day single entry And do you know if Vientiane are offering the same?
  8. I did it in person, they asked for bank statements as financial proof. From memory they were not accepting applications from agents for non O’s, only tourist visas.
  9. Hi Joe, I had 1 year Non-O visas from Phnom Penh for 3 continuous years pre covid, last 2 years been at the mercy of the immigration for extensions due to travel restrictions. I’m hoping I can get back to doing them again from Phnom Penh, but I’m worried about making a wasted trip.. Laos could be an option though, is it pretty straight forward?
  10. Hi all, has anyone recently/successfully applied for a one year Non O (marriage) visa in Phnom Penh? Is the embassy open and operating as normal, and are they issuing Non O’s ?
  11. Hi all, hope someone can give me some advice. My Thai GF is in the process of applying for a Schengen visa to come and stay with me in Sweden, I am a Danish national and I have just started a new job In Stockholm. My GF ticks all the boxes in terms of being able to convince the embassy she will return, has a good job, owns property etc, but my concern is my ability as the host to convince the embassy. I’m not a Swedish national and I don’t own property in Sweden, I have also only just located to Sweden after spending the last year in Thailand. So my question is what are my/her chances of the visa being approved? And before anyone asks the question how long she has a been my girlfriend, I only met her 5 weeks ago on my last trip to Thailand. Thanks in advance for your help & feedback.
  12. I’m even more anxious about the car behind overtaking me and hitting the pedestrian. Almost happened to me once, the pedestrian luckily seen the car and quickly jumped out the way, the overtaking car jammed on the breaks and started to scream at me as if I was in the wrong.
  13. It’s far from being a “disaster”, rather the opposite.
  14. Thanks blackcab, option one is unfortunately not an option, and yes there is quite a substantial amount of time remaining on the loan.
  15. My wife and myself are responsible for the loan, it’s in her name with myself as a guarantor.
  16. Thanks blackcab. OK so it seems the mortgager (the bank) would have the final say in it. What if paying off the mortgage is not an option, what would happen to the property in terms of ownership and responsibility of the loan upon divorce ?
  17. Thanks KhunLA, there is no “buyer” and the loan would remain in the name of the parents, part of the divorce agreement is both guardians would still be responsible for the loan.
  18. Thanks Blackcab, this is also my understanding. Do you know if the property can still be transferred to a minor if the property has been used as collateral towards a bank loan?
  19. Can ownership of a house & land be transferred to a minor as part of a divorce agreement ?
  20. No confusion whatsoever, the only confusion being generated is by a nobody at the Thai Enquirer who is named after a fish. Seriously everyone, relax and stop getting wound up, “Cod” is laughing at you all right now. The country is opening up on the 1st November and will be made official at 23:59 on the 31st October, be patient and wait.
  21. Could someone clarify again the difference between an “OA” and an “O” non immigrant visa ? I forgot..
  22. As I mentioned in a previous post, your friend did nothing wrong, the immigration don’t want people applying themselves as there is no money in it for them. They make considerably more from agents as the majority of the money you pay to an agent goes directly in the pocket of the IO, the difference is quite substantial, 20,000+ compared to 1,900.
