i have that much income per month but it is from properties not a pension....so I guess that will not do

The agent fee is lower if you meet the requirements.
I did it myself, it's not hard

No matter what visa, marriage or retirement (2 common for long stay), you need to extend every year, along with doing 90 day pulse checks, which are easily done online.
May want to actually read the 'Thai' Imm site to know what is expected when applying & extending, as there is a financial requirement, which you want to start as soon as possible, unless using the lump sum deposit in bank (800k).

hi, not married, 48 yo, getting a visa is a hassle ....and doing border run with small vans is even a bigger hassle...the last time i went from pattaya with Champion company...they used some old <deleted> van with horrible seats....very uncomfortable.....I love doing visa runs with a bus years ago from bkk but i dont know if that is still possible

i was looking to buy one house here in europe austria and when i came in the mold smell was horrid....the owner said that the house was not occupied for few years....it smelled really bad and the windows were open..... so you can never get rid of that mold.....
why are some people heating the house when they are away then?
but on the other hand....i visited a thai family house once in south of thailand and the top rooms smelled moldy...really bad....so it must be humidity in the air too lol
