Thanks for the responses.  I am doing some more research.  She wants to get started building in a few weeks, and you guys seem to verify what she told me.  I may ask her about the land office.  Her mother is getting kicked of family land so she may be more understanding about ensuring that her father's side won't come after her house in the future.

    Looking for recommendations for an ethical, English-speaking real estate lawyer in or near Yasothon.  I may be starting construction for a small house for my fiancé' soon and though she is not a bar girl, I am concerned about about protecting both her and myself as I would with an American woman.  She has land she says her father gave her for us to build on.  So she provides the land and I pay to build the house.  It would be a place to house her mother for now and place to stay when we visit.  

     

    Anyway, as she wants to start construction in a few weeks, I asked if she had a deed or title to the land.  She does not and I don't know if she even knows if her father legally owns the land.  She says everyone in the village and family knows he gave the land to her and that things are different in Issan so not to worry.  Well, I worry!  And before I start shelling out the cash I want some assurance the house will be hers and that someone else can't come along and kick her out and keep the house I paid to give to her.  

     

    That said, I would like to have some protection just in case she decides to leave me.  (We are going on 3 years, but with Covid, our time together has been limited.) I have heard it wise to obtain a lease to the land and home for 30 years so that she can't kick us farang men out.  Does this seem to work in real life or would it be a waste?  Are there other things we guys can do for protection from wives or girlfriends who turn nasty?  

     

    Thanks for any suggestions and recommendations.  Not sure any advisements of "Don't do this!!" will be considered at this point.  I know the risks but she has done enough for me at this point that if we split up I will not regret this.  The house is cheap and will have little impact on me if I lose it, but I mainly don't want her to lose the house because I didn't take precautions now.

I am ready to return next month  if they offer no worse than the previous Test and Go program.  The second PCR test and quarantine is silly and is totally killing it for me.  Omicron is not to be feared as it is displacing the much more dangerous Delta.  As everyone will get this eventually, vaccine or no, just open up and let's try to save the world economy.

I have an OA multi visit visa that is expiring February 23, which I obtained to enter TL last year in March and April.  I am back in the US and and while I had hoped to return to TL by the end of January, the current situation will make a visit unlikely.  I would still be hoping to enter sometimes in late March or April for a 40 to 60 day visit.  Another two trips of similar duration are likely for later in the year, but Covid and government reactions to it are a tad unpredictable.  But, there remains a small chance I could make return in late January or early February, and thus renew in Thailand.

     

    If I manage to return early next year, like in 30 to 45 days from now, is that enough time to use my current visa and to then renew in Thailand?  

     

    Otherwise, as the visa will expire outside of TL, I presume that I will need to apply for a new OA visa all over again from the Thai Embassy in the US.  

     

    Or is there some other option you experts would suggest?

I am currently in quarantine in Bangkok, in on an OA visa, and will exit the country the end of April.  I will not need an extension.  If there is no consequence to doing nothing, i.e. not having GF file a TM30 to report me for for me to report a trip to another province for a few days, then I will do nothing.  Too complicated!

I am in Thailand and will bust out of quarantine in 5 days.  Will meet up with GF for about a week and we will fly from Bangkok to Phuket for a week or so, then we will go visit her hometown in another province for a couple of days before returning to Bangkok for a week or three,  and after perhaps 6 to 8 weeks total time in Thailand I will return home.  Other than the trip to her home town, I think I am covered by the hotels regarding the TM6/30 and other reporting requirements. 

     

    For going to her hometown, I understand she or her family will need to file an online TM30, which I am sure I will have to pretty much do for them.  But do I need to report the planned trip to an immigration office before I go or will the TM30 be sufficient?  And likewise, when I return to Bangkok, do I have to report the trip first, or will the TM6/30 be sufficient?

     

    And what generally happens if we screw it up?  When I depart, will immigration see there is a 4 day lapse in my location or that I never reported the travel to another province, that will prevent me from leaving or will result in a fine for me or for her?

  7. I never followed up on my posting, so here it is.

     

    I am officially a blind idiot.  The visa stamp was indeed on the passport, just not is a logical place.  When I was showing another person the missing stamp and going through all of the pages yet again....well, there it was.  Sigh.  Oh well.  Thank for your all's help.  

     

    For information, I entered TL 6 times in 2019 visa-exempt.  Two times I re-entered TL after a few days absence to go to China and to Singapore (for a cruise with the GF).  No problems whatsoever with Immigration, though I am of retirement age.  Never overstayed or extended.

  8. No IO writings where the missing stamp is. But the other 2 Thai entry stamps from a year ago on that page are also missing IO writings.  But I see what markings you are talking about. 
     

    I have tickets from an outgoing flight from BKK to Phuket a few hours after arrival and EVA can verify I flew in. Plus the TM6, and hotel records from Phuket. And my Thai GF met me at the airport, and surely immigration recorded my entrance electronically, so I see this as a mechanical failure of their stamper and of the IO to not sign off. I mean, I didn’t just show up at BKK out of the blue!  

     

    So a hassle for me but likely no deportation.   I hope. 
     

    I am flying back in to BKK this afternoon. The gf will be with me so i hope to get it cleared up today. Where at BKK should I go?

I entered Thailand visa exempt Nov 19 at BKK but the entrance stamp cannot be seen!  I know that the IO stamped the pp as I watched him flip back a page from where there were two previous stamps and he stamped in between old stamps from last year.  I thought that strange but did not notice until later that there was no inked stamp.  Even under bright light I cannot tell the area was ever stamped.  Did the stamper have a mechanical problem that the IO did not see at the time?  The TM 6 stamp came out fine, so at least I have that as a written record of my entry.  I presume the computer system has recorded my entrance, but should I expect any issues when I leave the country by having an apparently no entry stamp in my pp?

    For the record, this was my third visa exempt entry into BKK for the year with no hassles.  I am 64 and from the US.

I am a US citizen with a US passport.  She is a Thai citizen, living in Thailand, with a Thai passport.  We are flying from Thailand to Hong Kong, where we will take a cruise to Okinawa and back. We will then return to Thailand for a total of perhaps 10 days spent away from Thailand.  Neither of us should require a visa to enter either country.  But my GF has been reading and found that a double entry visa may be required for Hong Kong.  I called the cruise line and they don't answer such questions, referring me to a visa service company.  They said I should be fine but didn't know about her.  I did some more research and my belief is that a double entry visa is only needed if you stop off in mainland China.  That will not be the case here - Hong Kong to Okinawa and back.  Can anyone verify that I am correct?  Thanks in advance.  

  11. She had to fill a form out and show her last three months bank statements. I don't know what they require. I don't know how much money she has in the bank but I had two accounts in her name that added up to 48000 Baht. They were put there to pay her yearly insurance. But that they put a seal in her visa with a 6 month date upon arrival on it. So I was wrong on that point. She had to go talk to them alone here in Chiang Mai. When she came back to the star office she said she had been approved and they would mail it to her. That was on a Monday morning and Wednesday afternoon we received it couldn't believe it when it said 10 year

    Visa.

    Thanks for the info, but I have few questions if I may.

    I didn't think the American friend had any input in the visa process - that the person had to qualify on their own merits (as perceived by the officer anyway). Yet you say you wrote a letter, stating you were her bf and would pay her expenses, and they seemed to have not only read it all, but considered it positively in their decision. Is this because the folks are nicer in Chaing Mai or because you had been living in Thailand?? I was not going to bother to write up anything in support of my friend who would like to come visit as thought it would be ignored by the officer.

    Your story does seem to give hope that single Thai women without a job with a large company, or millions of Bhat in the bank or who is a real estate mogul actually has a chance to gain entrance. And it seemed to happen by you all telling them she was coming over to see a boyfriend which, again, I thought was something that should not be admitted to!

    For my female friend (age 40, super high moral background, sister of a police officer, college degree but self employed in part time catering and laboratory design) who I would like to come visit, is it best she say she is coming to visit a potential boy friend, rather than she just wants to visit the US to see Disney World???? With a reasonable officer, I think she would do great in an interview - she is a sweetheart. But I also thought that my writing a letter in support of her would not only NOT help, it would actually hurt her chances as now they might think she was coming to stay with me and would not return. That certainly won't be the case.

    That will be the first thing we will do, as a US Visa simplifies things. I suppose she just says she wants to visit Disney World? No mention of visiting a guy friend or being a carer.....

    Thanks to the others who cautioned about flying to Mexico City through the US. Is this because there are no flights from LAX, say, to Mexico City that do not require one to leave the International Terminal? Coming through LAX or SFO would be the easiest, but if she would have to go through customs to catch the outbound flight, I guess she takes the opposite path then.

    Any ideas how best to get the US visa? I also guess she should avoid mentioning being a carer, but what is a good reason for her to otherwise visit the US? I can establish she is a 40 year old, unmarried woman of very high moral character, average social status, college degree, with an oldish (mid 60's) mother and a part time business catering and designing health laboratories, with over $6,000US her in bank account, but how to convince the US to let her in for a visit??? An average, middle aged Thai woman simply doesn't travel alone like that! i guess she can say she and some friends want to travel, and she is going first as a test case. Thanks guys!

  13. Hello all, and thanks in advance for any advice.

    I am a US citizen, older, having befriended a middle-aged Thia lady. We have known each other for over 2 years, but not quite at the point where we want to get married. She is living with her brother, a police officer, and his family near Khon Kaen. She has a degree in Microbiology but works for herself doing catering and designing laboratories for health clinics. She is a legit woman – an old fashioned Thai lady (i.e. never doing anything remotely approaching a bar girl).

    I will be getting medical treatment in Mexico possibly next year and would like for her to join me as I will need a carer for about a month. She is willing to do this, but we are obviously concerned about a visa. Ideally, the US government would give her one and the problem of going to Mexico would be solved, but we recognize that even for a 40 year old college graduate, especially a self-employed one, this will be difficult.

    So I was looking into the likelihood of getting a Mexican visa for her. The hospital is located outside of Mexico City, so there is no desire to visit TJ or any “questionable” location. This entire visit is on the up and up.

    I am going to Thailand next month to see her and help her try to get a visa to either the US or Mexico. As I said, I am not optimistic about the US, even though she presents no risk of being an overstay. She is needed back home to take care of an elderly mother and she babysits her brother’s two children.

    Dealing strictly with Mexico, would it be better to say she wants to go to take care of a friend from the US who is getting medical treatment there, or that she simply wants to visit as a tourist, i.e. see the Aztec ruins??? She can show sufficient funds for the trip, and we I suppose we could purchase a refundable round-trip airline ticket, but I do not know when my treatment will be – it could be from next summer to fall 2017!

    Any ideas???
