What does the power adapter have written on it?

A photo of the text on the adapter would help.

I actually don't own it yet. I have some Amazon credit I need to use and a family member coming soon, so I was going to order it and have them bring it. I just can't find any info on this adapter. The JBL website's page for the adapter gives absolutely no information https://www.jbl.com/homeaudio-accessories/XTREME-3-POWER-ADAPTER.html. It's really frustrating ????

  2. I destroyed a baby bottle warmer from the states by plugging it in in Thailand, so I'm a bit worried about charging this speaker in Thailand. The speaker's spec sheet says "Power input: 5V/9V/12V/15V/20V, 3A" and "Battery charge time: 4 hours (20V/3A input)" but I don't think that says anything about the actual power adapter. Does anyone know if it should be OK to use? Thanks!

  3. I have a business in Thailand and have been here for quite a while. In my 40s with a wife (Thai) and children. I'd like to start paying into some type of retirement fund every month, but I'm not so knowledgable about all the options. I definitely want something where if I'm gone it'll go to my wife & children (not sure if that's standard or not, but I'd assume it is). I've looked at Bangkok Bank and KBank and I see most of the retirement/investment funds have risk levels from low to high. I'm looking for something with low to medium-low risk, which obviously won't have a high return but my thinking is at least the risk of losing any returns is low.

I'm hoping to get some recommendations for funds that I can look into more. I don't live near any branches, so once I find some funds I'm interested in I'll plan a trip to Bangkok to meet with their financial advisors and hopefully get started with one. I'd like recommendations here first, since once I go to a branch I'm assuming they'll be pushing for whatever gets them the most commission.

    Thanks!

  4. I'm assuming the answer is no, but I figured I'd check here just to make sure. We previously asked the person at our bank this question and she said no, but we've gotten incorrect info from her before which is why I'd like to see if anyone here has any knowledge of this.

There's a private residential area that my wife and I really like that would be great for our family, but all the houses are foreign owned and are only sold as companies. We currently have a standard home loan through SCB for our family's house, if that makes any difference. Would/could a bank give a normal home loan for this type of company-to-company sale? If not, are the fees for transferring the home from a company to an individual significantly higher than company-to-company? I suppose we could pay the additional fees, but if it would be too much then we'd have to pass.

    Thanks for any info!

  5. Can anyone recommend some relatively safe and stable funds Thai people can invest in? My wife would like to put her savings and salary (roughly 15k/mth) somewhere that can provide returns without the risk and volatility of things like cryptocurrency. The savings accounts we've looked at provide very low returns, so maybe an index fund through a Thai bank would be a good place to start? I'm not very knowledgeable with investing, so I'd appreciate any recommendations that we can check out. Thanks!

  6. I’ve had a Backsaver mattress that I bought at Big C about 5 years ago for around 15,000 baht. It’s very comfortable and still feels brand new, but it’s time upgrade to a king size mattress. I’d love another Backsaver, but it seems like they’re no longer active in Thailand, as they’re last post on Facebook was from 2018.

Which other brands that are available in Thailand are good quality, will last for years, and are around the same price range? My budget is up to 20,000 but I’d prefer 10,000-15,000 if I can get something good in that price range. Thanks for any recommendations.

The first thing to note is that you cannot transfer the property, you can only sell it. I mention this because you will have to pay the taxes and fees arising from the sale.

Secondly, the property cannot be sold without the consent of the mortgagor, who will normally only give that consent if the mortgage is repaid in full before the sale.

If you need a new mortgage then it would have to be in the company name, and that will require substantial documentation.

If your company has a solid trading history and it is profitable then it's certainly possible. Quite often, however, the bank will require a major shareholder to personally guarantee a corporate loan.

This is an excellent response. Thank you!

An Easement grants access etc but it doesnt automatically exist. If an easement doesn't currently exsist it cant be forced into exsistance. There is no legal right to create or enforce an easement. just because you want access to a parcel of land.

In our case the land we wish to travel on has the same owner as the land my wife is interested in buying, so I think he would be more accommodating in order to sell the property. If he won't put an easement into place I don't know who in their right mind would buy the land.

any property has the right to access thru other property, that's called easements, did you check with owner if there are any past agreements on that?

    What Is an Easement?

An easement is a nonpossessory property interest. In other words, someone who holds an easement on your property has a legal right to some specified use of your land, but they do not have the right to actual possession of the property. A familiar example is a utility company that runs electric lines above your land. These easements are often not transferred by the owner of the property by deed, but rather created by law.

Thank you! This is exactly what I was hoping existed. We didn't ask the owner about it yet, as we weren't even sure if this property was even worth considering since we didn't know about these easement laws.

  10. My wife is considering some land near a waterfront. Nearby is a public concrete road, but there is about 60 meters of land between the road and the waterfront parcel, owned by the same owner, but which my wife is not interested in buying. On the sides is other land from a different owner. So basically the parcel she is interested is in only accessible by land which would not be hers. As we're not interested in traveling by boat, it seems this could be a dangerous situation for her if the other land owners for whatever reason decided they didn't want anyone using the road through their land. I would imagine this type of situation is quite common, especially with waterfront or beachfront properties, so is there some type of agreement that would actually hold up (I know... I know...) that people usually sign in this type of situation? Or how is it typically dealt with?

No, it's not possible to call. The loan officers here are a pretty busy bunch of people. They 'schedule' appointments, at least that's what we encountered 15 yrs ago at SCB. Mind you we didn't go fishing for loan amount capability. Also, in our experience, you don't run around trying different branches. You need to go to the big offices of the bank you wish to consider (in Bangkok, that's SCB's Ratchadapisek office or Kasikorn has 2-3 big office buildings, as do the other banks). Those branches in the shopping centers and in the village, won't be able to help you other than the way the one 'officer' suggested.

Thanks, very helpful! I suppose any larger province (e.g. Pattaya, Hua Hin) should have a large enough branch to get some good advice?

If your wife made the effort to go to the banks in person, rather than expecting them to provide lending policy information over the phone about a hypothetical proposal, she'd have more credibility and the banks would be much more accommodating.

Every time we've gone into a bank they never seem to know what they're talking about. One lady even wrote down some different options for us when the board right behind her had better terms. I guess we just need to try different branches until we find a good one.

  13. My wife (Thai) wants to know her options for getting a home loan. I told her to just call some banks and that I'm sure they'd be very willing to discuss her options, since that is how it is in Western countries and banking seems to be similar in Thailand. But when she calls, they tell her that before they will discuss anything she needs to know exactly which property she wants to buy and gets some papers from the owner. She said she doesn't know yet, because she doesn't know what amount of loan she could qualify for based on salary, assets, down payment, etc., but they won't discuss anything until she can show them the property she wants to buy and gets some type of documentation from the land owner. Is it not possible in Thailand to just call up a bank and talk to a loan "specialist" who can help you understand your options and requirements? Or is she maybe just calling the wrong number or asking the wrong things? It seems crazy that they wouldn't provide some basic loan advice.

    Which office?

That is not correct. The 60 day extension can applied for with any type of entry.

No visa type is mentioned on this page on the immigration website. https://www.immigration.go.th/content/service_24

ubonjoe, the immigration office maintained that I cannot extend a non-B visa for 60 days based on marriage. Afterwards we called the Bangkok immigration office (Chaengwattana) and spoke to a lady. She said the same thing. She said we can extend a non-O visa for 60 days based on marriage or a child, but non-B cannot. I’m not sure if there’s some confusion and they think we’re asking for something different?

Thanks ubonjoe. That link is really helpful. At least I have something to show them. This is Trat immigration (Khlong Yai). Trat immigration is notorious for not knowing what the hell they’re talking about.
