  1. I think its because of an update they did when you was out. I got the same issue and its was because i needed to complete some new fields in the house owner information (i not remember what its was, but that was stupid as add Mr or Miss in front of the name) Check also the approved adress, but from my deficient memory its was field of the owner who was creating my trouble. Edit : ho well got beat at it. Finaly my memory wasnt so bad 🙂
  2. That can happen, i have no doubt about it. Now if your acqaintance did have an usufruct, and was not willing to lets that offence go he did have option to sue she and reclain the home. Its can be a long and costly process but at the end he will get the home back and she will be asked to pay compensation money. Also during this time when she will start understand the trouble awaiting her, i doubt his ex somchai will sleep well every night. For the happen quite often, i think you misstake with the case where a farang buy a home for his lady out of love without making any prior legal arrangement. That a very classical story you often heard and im sure its have and will keep happen on a regular basis. But the same "happing often" with people having an usufruct his very unlikely. The first reason being its uncomon to have an usufrut, even among Thai its uncomon to the point most gouvermenent officer have no clue of what is it. When i did it in Sri Racha, i got told i was the first farang ever doing that at their office. That also why they was relutent to do it, they wasnt sure its was even legal to add a farang name on a land deed and wanted to check it out first with the upper (that where the brown envelope kicked in, as they wanted us to come back another day while they wait for the anwser). I highly doubt its have become something that comon in the last 8 years.

In my comment i forgot to say their was a legal point to make a usufruct with your GF before she become your wife : When you maried any legal agreement make with your wife during the marriage peroid can be broke upon divorce, a life usufrut could be considered to be done in a state of weakness (love) and declared null. This cant not happen with an agrrement done with your GF, and that why i did my usufruct before getting married. So whatever the OP plan for futur, its safer to do it with a GF than with a wife.
  4. I did buy a townhouse to my GF (now wife) using a usufruct (life) agreement 8 years ago. My experience started at the land office where was with an expat lawer who have acompagny me to do the paperwork. The office (sri racha) was relutent to do it, specialy the for life version. At the end a few thousand bahts brown enveloppe and signing a paper all writte in thai saying that i have nothing to do with the money used to buy the home (no comment) make them accept it. Later, i find out that most thai havent ever heard about usufruct and have no idea of what its mean. Although from a legal point of view im the one who have autority on who can stay or not in the home (i can decide to rent it and get the money), at immigration people dont wanted me to complete myself the paper for my TM30, they say its my GF (at that time) who is the home boss and have to do it and my usufruct was something who have to do only with land office (they didnt understand at all what its was, and wasnt interested to do). Same story happen for get a yellow book, i couldnt get one without her approbal. Im actually happy in marriage, but if thing would get sour, its likely that my wife could call police to kick me out of the home, while the law say its me only who have this power. At the time after i was done with buying the home, my lawyer say me that one of his customer who did a ussufruct too got he police called by his wife to kick him out, but on show of the land deed, they offered him to take away his wife :) I have no reason to think he make up the story, but in exterme situation i think its would be all up to luck or good relation one of the partie may have with the local police. Off course if its turn wrong i could seek justice and utimatly after years an lots of bahts spend i may set foot again in the home, but that was never the idea of making an usufruct. I hope some people will sharing experience with lease contract, is it any better when its come to administration stuff and familly conflit ?

That alone can explain why this kind of behavior can and will keep happen here. The financial penality for the hospital is meanless compared to the potential benefit to not be left with an huge unpaid bill. As for the 2 year jail, they will always have a low ranked scape goat to take the blame.

He combine a real stroke of very bad luck, unlikely event and a great deal of reapeted gullibility to not say stupidity. - Your bag with your credit card got snached, and you dont think to tell your bank about it? -> stupid - Fake policeman: this is a very serious offence in France, and doing that in the train where their have camera everywhere for try to collect fine from tourist wont get you far. -> unlikely to have happen like they said if happen at all. - They park the car a 100 m from a tourist spot and come back from the petrol station ??? was they going to visit the tourist spot or was taking a break in the petrol station who always have is own parking? In both case anyway you never leave your value in a parked car, even less in a place where many people come and go. -> gullibility.
  7. Interesting, I remember not long ago a topic about some official claiming how totaly secure are the bank app in Thailand. And now we learn that ill intentioned peoples can freeze the real thing before you even talk anything to them? Working as intend i suppose !
  8. Maybie they mistake digital nomad with remote employed for a big corporate entity who could claim a smart visa? but those dont seem to be many. I consider myself as a digital nomad, as im freelance, work 100% online and travel every year bettewen France and Thailand. Im also married with a Thai and 50+ so i dont lack of options for my visa. But i may be an exception.
  9. Exactly this. In fact its that would only allow me to be able to claim a permanent residency, i will glady pay my tax here. But if they have no benefit of any kind and only extra paperwork at the horizon, i will just do what its take to not pay any income tax in Thailand. With my situation (married with a thai, having 3 childs, income from am international company i fully control and a permanent place to stay in France) i have many differents way to not be tax eligible in Thailand, and i doubt they will ever be able to close all the holes i could use for that purpose. Not everyone have the options and "tax experience" i got. But from what i see posted if they go just for an imposition without any benefits associated, in the grand scheme they will just lose lot more money that what their tax will bring. But do they really care ?
  10. Its exactly the same for France, only your banks, financials accounts and any foreign income. This of course only if you still a french tax resident (witch offert more variety that Thailand as their is various possibility to be resident there even when living less than 180 day a year. Living more than 180 days without becoming tax resident is also an option as they take in account your main finnancial (where the money come from) and familly (where they live) interest to decide if you should be considered a tax resident or not).

  12. Im trying to apply for a multiple entry non-imgrant (O) based on thai familly from France. "Visiting or staying with applicant's family resided in Thailand (more than 60 days)" But when i select the mutiple entry the web site say "The ‘Number of Entries’ you selected is currently not available for request." The point is i could choise the multiple entry option on the 12 august when i made a try to see the process (i didnt have all the document need at that moment). i have try with changing the kind of visa, and also make like if i was a UK resident of Swiss one to see of that was specific to my country / nationality / ambassady, but i couldnt select a mutiple entry visa on whatever i tryed. So im left wondering if i encounter a bug that is only for me, or site related as the site embassady still say i can ask one, or if something have change in september.
  13. Anyone have be able to use their yellow tabien baan in place of the residence certificate ? Before the 2022 change, Bang Lamung office say its was ok if i also provide the confirmation from the house owner (with a signed copy of the blue tabien baan). Im actualy out of Thailand, so its hard for me to ask them at this moment, and my licence will expire a month before my return, so i will have to "rush" there when im back.
  14. In the place i live in Sriracha, their have come door to door and offered 1000 bath to my wife and my others neighbors for a vote to the Prayut party. As spoiled farang wife she say no. I told her she should have accept and vote for whoever she want after !
