  1. I have been going to the Ban Pakard crossing for 7+ years and I will go again this week.
    Depending on how many stamps or visa (ed visa, bogus volunteer) you have in your passport it is safer to use an agent. 
    I only have 3 entry stamps in my current passport but I prefer to just use an agent, and if things don't go smoothly they can get a deal done to fix things.

    If you are alone you are basically on your own if something goes wrong.

    I recommend you do it on your own if you don't have too many stamps, visas, extensions in your passport.

     

    Please note if you arrive later than 11am it becomes more difficult to find a ride back to Bangkok because most minivan services go back to BKK before 11am.

     

    I was there 3 months ago and arrived too late. I could only find a mini van going to Pattaya so I took it and had to get on another bus to BKK.

    There are far fewer mini-vans compared to the pre-covid days. It will bounce back but not yet.

    thank you so much!! I would apply in Bangkok. My visa will expire at the end of October. Is this something that takes a one day trip to the immigration like a simple visa extension?

    The 400k has the same rules as a retirement visa? 2 months before renewal and 3 months after? I would hate to keep money locked in a bank earning peanuts.

    You could apply for a work permit but you have to be working for a registered company to apply for it.

    what is the requirement to get this 2 month extension? Just the marriage certificate is enough?

  4. I used one of those visa agencies to convert a stamp on arrival (tourist) to an O-visa "volunteer". So right now I am on this O-visa "volunteer" and I married a Thai. I want to convert to marriage visa or marriage extension of stay without leaving the country. Is this possible? The agency quoted me a pretty high number and I just feel like a cash cow for these people. can I do this on my own?

  5. all of the activate wear manufactures I knew closed or moved either to Cambodia or Vietnam. I do not recommend you made any garment in Thailand (if you can still find one here), it is just much more expensive than China, Cambodia and Vietnam. I went down this road before and their prices were high. There are so many in Vietnam and there was a free trade agreement w the EU, not sure went into effect yet. There is no advantage in making garment in Thailand at this time. if you still want to give it a try contact Thailand garment association, they had an online directory until a few years ago.

  6. me and the wife (thai) have been doing business as individuals since early 2020. We are thinking about opening a corporation next year since the income has been going up steadily.

    My main question is... what are the advantages of doing business as a corporation vs individual in Thailand? We didn't hit 1.8 mil in sales this year to require collection/ filling of VAT but next year for sure we will. I guess there is a certain threshold (total annual sales) that makes it more viable to trade as a business.

    Could anyone share their knowledge about this issue?

  7. If you just want to leave and wait it out so you can come back the best bets will probably be China, Japan, Taiwan, Korea, New Zealand and Australia. Travelers coming from these countries will most likely be let in first. Tourists coming from the US will probably not be able to come until November.

    Vietnam would be nice too as it is near by and cheap to stay for at least 2 months.

    Thailand also cannot afford to stay closed for too long.

     

  8. I read the property prices in Hong Kong started to fall because many Chinese mainlanders are selling at discounts. I expect the Chinese will do a fire sale of their properties in Thailand if the situation in China doesn't improve. I have a friend in China who told me people are doing fire sales to get cash in order to keep their businesses afloat. It will be interesting to see how the next 6 months will play out. One thing for sure.... There will be some good deals for condos in Thailand and Cambodia, both places rely heavily on Chinese buyers.

    Airbnb hosts in Thailand are dead in the water for at least a yr, might as well try to rent long term.

  9. My contract expired in march and I am currently going on a monthly basis. I have no plans to renew at the current price. I expect rental prices to come down since many condo owners were renting short term (airbnb) will switch back to long term for obvious reasons and there is a glut or empty condos in Bangkok. I just started looking and haven't seen any reductions. There is an unit next to mine that is empty for the past 3 months and the rent is still the original asking price. I am wondering how long it will take for landlords to adjust their prices to a new reality.

    Ask one of the main post offices in Bangkok. I am sure many smaller post offices in and out of Bangkok may not be aware of this memo. We all know how things here run.

    The small post office in Silom was clueless about this notice, they were still offering the service without knowing it was suspended. I had to go to the main post office in Bangkok to get the right information. 

  11. Fiji, Nauru a Vanuatu are probably one of the most isolated places in the world. If there is a place I would actually feel safe from any virus would probably be at some isolated tiny islands in the south pacific. I wonder what is the reasoning behind banning visa on arrival from these tiny islands located at the end of the world. I am surprised Antarctica was not included in the list honestly. Can my fellow thaivisa members offer some imaginative motives behind the ban?
