    Sound advice. It is not automatic for an account to be stopped upon the death of a joint account holder. It used to be standard practice in the UK and a sole account was invariably opened simultaneously. I believe it is now possible in some cases for a surviving partner to continue using the account in the short-term (nobody want an account Mr & Mrs Smith when the Mr has died...) I would not want to rely on that and I just imagine how a Thai widow would get on dealing with a U.K. bank in those circumstances........ get a sole account sorted out, there and here.
     
    The above excludes the TIT factor and anything is possible in Thailand..... even more reason for having a sole account plus access via internet or PIN.......bugger the legality...
     
    The 6 month period will depend on whether Probate is required. In the case of gemini's considerable assets Probate will undoubtedly be required.

    I had accounts frozen in Australia for 15 months . We had a will , did everything properly. Bloody nightmare, they released $7000 for the funeral. The day my girlfriend of 17 years died ( we had 5 property's together) I went to 3 different banks to pay off and cancel her credit cards . All 3 banks said I couldn't close the accounts , only she could close them or the executive of the will ( in a year's time ) . Trying to explain to them she had just died was eralavent to them . In the end I paid them the cash and cut up the cards in front of them and took photos. Nothing is easy when someone dies . Even in the so called western world [emoji289].

    Have a better idea of what to do. The one thing I don't know is who issues a death certificate here and is it recognised in the UK? I can leave a will + instructions with a relative in the UK.

    You need to make a Thai will for your Thai assets, costs 5 to 6 thousand baht , for 2 copy's Thai and English . You need one for Thailand and a seperate will for the U.K. Otherwise major problems . You Thai assets will get donated to someone you don't like.

  3. What are the costs of your time and effort in selecting the condo? What is the average spend in refurbishing the condo? The renovations in my condo are usually 500,000 baht. That's stripping back to bare walls and floors, retiling, repainting and all new furnishings/fittings.
    The only way I can see you doing this is in a condo that's high-end (4 - 5 million), and starting with a completely derelict apartment.
    Even then, with the state of the market, 600K profit would not happen overnight, so there's an interest cost on the capital tied up.
     
    I'd recommend you don't come to Chiang Mai. If you are making a living from flipping condos, you'd starve here.

    I spent 140,000 baht on my condo all new kitchen cabinets and new bathroom cabinets . Looks s million $'s

  4. Every single one of them! Not some...everyone of them. Value has been halved on many of the condos and they can't be sold at half the price. 
     
    Buying a condo is big financial mistake. You're stuck with it. No one I know (after 8 years) would buy a condo in the Phuket market. The only ones buying are new naive people who don't know any better. 
     
    New condos will drop 35% in value the day you move in. Value on older condos will continue to fall as these poorly built condos deteriorate. That and a hundred other reasons not to buy. Maybe they decide to put in pig farm next to you. Or you get the neighbors from hell. Way to many scenarios of these that can go disastrously wrong to ever take a chance on buying. The most likely thing to have happen is they tear down the condos next door and build another one. You're living in a construction site for years. Or the management company decides to stop doing anything...no money. Pool closes and never gets fixed. The owners and management go to war and end up in court for years. You name it, I've seen it. 
     
    Invest your money outside the country and rent here. When the poop hits the fan...move, like I've done half a dozen times. I can't believe things are any different in Patts then Phuket and it's probably worse. This guy is either a realtor or he's trying to unload his "9th" condo. 

    Such a sad life Why do you stay here?

  5. We have one co-owner who stopped paying maintenance fees two yours ago (not a Russian) in protest because we voted to raise fees. Our Juristic person asked for advice from the Chiang Mai Land Office. She was told we could NOT shut off the water. Best to verify with your local office.
     
    BTW, this owner apparently did not realize interest would be added to his debt. He now swears he will not pay it.

    He will sell one day or die one or the other , and find his condo is worth nothing . Some one should explain that to him. He can not lease it either unless fees are paid .

Thank you very much for the great advice.  Some very good points to follow up here.  They are as I believe already adding interest to unpaid debts but not chasing it up unless there is a sale.  But now you have detailed how a court can force a sale.  Plus all the other very valid info,  Thanks again.  

    In my complex ,you can not lease out a condo unless the fees are paid . And they won't sign the proof of residents certificate for immigration. Many ways to make them pay , unless of course it's empty. Like a previous reply said you can not transfer title until jurisic signs to say 1 year paid in advance .

  7. well i know the answer to my question allready as im not going to let her,   but really the topic was aimed at any of you who are  in the same position as me with a wife who does not seem to care of the dangers of bringing up children.   is it a thai thing as my other 2 long term farang  partners would never dream of letting their children out of their sights . 
     
    just after reading about the 2 child rapists on the run in koh pang nan too, seems everyday there is something on tv about animals

    It happens everywhere in the world , I personally find Thailand very safe , except the roads .

  8. Not sure where to post this but will try here. There used to be a legal section but it seems to have disappeared
    Like many older ex pats I am concerned that when I die my wife can be sent whatever money I have in my UK bank account.
    If anyone has been through the process it would be great to have the benefit of your experience.
    I can do a will here but how would my wife be able to get the funds transferred to her account here.
    There is also the question of a death certificate which I think would need to be sent to the relevant person in the UK etc etc.
    Does the British embassy offer any services. Whenever I have sought their help they have been totally uninterested.
    Any advice please

    You will need a Thai will here , and a will made up in your home land with your lady's ID and banking details . This is the only successful way of doing it . Both in Thai and English.

  9. I have had a number of aquaintances that died, that I came to know since coming to Thailand. 
    Within the last 6 months I disvovered that two people that I would consider "friends" have died. Unfortunately, I didn' t hear about their deaths till about 2 days after they were creamated. These two deaths have had an affect on me that has forced me to question things I never guessed I would.ever do. 
       I suppose what I'm saying is.....I was left wondering "why did they not give me the chance to say goodbye to them".(they knew they were dying)..." did our friendship mean anything at all"?
        I'm aware people may not wish to be seen by their friends in their dying state....I don't even know what I would want.
       There seems to be a special "identifacition" between friends living away from home that one might not feel amoung friends at home.
       Confusion about these matters seems to have set in.....I have never experienced this back home even though I have had more fruends die there than here.

    Yes it is horrible . I lost my girlfriend of 17 years in Aust. She was very sick for a long time , but always told people , there was nothing wrong and she was getting better . I was not allowed to tell anyone the truth . Was very hard for me. Fast forward 10 years, I learnt a good friend had the big C back home , I chatted to him on Facebook, and same same , sent photo's all good , no problem , less than a week after our last chat . Dead . When my father died about 15 years ago same , was all hidden from us . I think even when we know our time is coming , we don't want to upset anyone's life . They want to be remembered as happy people , sad I know . But they want you to remember them as fit strong people . Don't take it to heart , it's what they wanted.

  10. This is why living here can be so confusing. We get told by authorities that we 'must' respect Thai laws. Okay, absolutely fair enough. We even get told my sanctimonious 'farangs' in a condescnding way, "Respect the law or go home". 
     
    Yet, it seems it's okay to break the law (pay driving violation fines under the table or some IO's fuel expenses) with the very people who are supposed to be upholding the law. We're reminded we're outsiders who have to respect the law and stay out of internal matters, and at the same time, we're ambiguously, even blatantly, asked to partake in the internal matters (corruption) when they want their ill gotten gains. 
     
    I have no problems with one rule for you and one rule for another. My only problem is - what are those rules?
