  1. Seems like youv'e got some good recommendations. Just a suggestion on a couple of things if your town water supply is pretty dirty, ie like in parts of Hua Hin the abrasive content in the water will shorten the life of the pressure washer so if you can use either filtered or settled tank water it will help. If your trying to remove the black algae/mould from the concrete and sand wash pre spray with liquid chlorine (sodium hypochlorite) commonly used as a sanitiser for swimming pools diluted 1/3chlorine 2/3 water. Add a small amount of liquid washing detergent to the mix. PH value is similar to cement PH 13-14 so it will not degrade the cement bond as will Hydrochloric acid. Try to spray and brush in the shade as UV in sunlight will rapidly dillute the chlorine. Leave chlorine for about 20 mins and the algae should have a slight colour change to brown Pressure wash off. Further suggest when the rsiny season comes to an end to spray the affected areas with a dilluted mix of Benzekonium Chloride (Sold here as a sanitiser from Lazada and called BKC) which is a type of cationic surfactant This will inhibit the regrowth of algae/mould but you will have to apply it on a regular basis. Be sure to use correct safety equipt procedures as liquid chlorine will strip off skin in undiluted form. Hope this helps for a loger term solution. If you can't find liquid chlorine Haiter bleach will do close to neat but a bit expensive. Hope this is f help
  2. In Australia I was using "Eaton" UPS backups that were quite reliable. Always used good quality batteries. My wife tried some of the local products here and generally issues with reliability after 18 months or so the incidence of Gel Cell battery failure here was also a bit of an issue as problems only became apparent when the UPS was in use.   3. I am probably only an 'average Joe' investor primarily invested on the ASX in Oz. Have generally maintained positions but have sold down some Tech and speculative stocks . Did hedge my tech holdings in Dec last year with some PUT warrants against the NASDAQ which I will hold until there is a floor forming on the index which I would expect once there is a little more clarity on the cost of money (interest) and progress on logistics/supply chain issues. Topping up on commodities (base metals) and probably a little overweight on those and energy for the time being. I would expect volatility to continue for the remainder of the year. Will be looking at the the VIX or fear index (Chicargo Board of Exchange Volatility Index) for some smaller positions when opportunities arise. At this time no intentions to sell down on core holdings but rather look towards hedges. Purely crystal ball gazing and personal thoughts and mulling s. Not under any circumstance investment advice.
  4. Likewise with regards to frozen veg. Personal preferences generally run to the brands that are produced in Australia or New Zealand. As part of my former agribusiness holdings I was a grower/ supplier. Given the stringent conditions I had to observe during the the production/harvest/transport process I am a little more comfortable with the product. Usage of herbicides/insecticides/fungicides are strictly governed along with withholding periods between application and harvest. These conditions further extend to harvesting transport with time limitations and logging thermometers to ensure quality of product.
  5. Having lived in Hua Hin now for some 8 years the town has changed considerably, some things for the better and some things not so good. From a personal perspective I have been fairly satisfied with my retirement lifestyle here. The downside being the quality of roads infrastructure within the municipality and the town water are the main downfall in my view.
  6. Mrs O has been complaining for a while about the state of the of the front gate. I think the straw that broke the camel's back was a recent trip to the paint and panel shop/rug doctor's (beutiician/hairdresser) for a special occasion and on returning home had to hop out of the car to open the gate in the rain, not so bad except the gate jammed, which it does once in a while and she ended up soaked. Anyway latest project has been a refurbishment and upgrade. Removed all the existing garden from the area where the gate slides into and new section of track installed. Roughed in conduits with draw cables and concreted the area with a matching sandwash . Purchased a gate motor segmented track, some angle iron and nuts and bolts. Had a bit of straightening to do with the angle iron and base of existing gate that also had a slight bow in it (car jack and chain worked well.) Mounted track and angle on the gate and set motor up on adjustable bolts so it is clear from the ground and will set the base plinth when finished. Mrs O wanted to be able to open the gate if we were away for deliveries and maintenance have already set up a camera with bi directional audio so we can talk with anyone at the gate via mobile from either here or Oz. Have added a wifi self locking module to the gate motor and an app on the phones No problem to operate the gate now when we are away. Still have a few more things to add IR beam/sensor + reflector so I don't have to supply power to the adjacent gate pillar (yes had to order the bits from OS) Hopefully have the project finished in the next week or two depending on deliveries. Electrical has been set up with independent circuit breaker and ELCB . Will probably add a uninterruptible power supply (UPS) sometime in the future. Having only a rudimentary compliment of tools most of the work was done with an angle grinder, drill, tape string line and spirit level. along with a borrowed stick welder which was a bit challenging as I hadn't used one in the 30 years! Fist stage is operational and my compliment of Brownie points has increased quit dramatically Went out this morning and lazada turned up Mrs O did everything on the phone and the parcel was left in the carport so no rush home or re scheduling.
  7. I don't think the fact that you offering a 'cash sale' would really mean a lot unless there was vendor finance being offered. Certainly from personal experience everything I have ever been involved with here has been settled up in full at the land office on Phetchkasem Rd. As for the 30%? you may get lucky but don't count on it. I have had my Villa in Hua Hin on the market now for two months and have received 3 offers within 6% of my asking price, my 'wiggle room' is only 200,000B.. At the end of the day I would imagine it very much depends on how well the properties in question are priced to the prevailing market conditions along with the situational circumstance of the vendor. Interestingly, the property adjoining mine was recently sold after a short dance between buyer and seller for the market price being asked. The only additional comment I would make is to do your due diligence thoroughly before making any commitment. I wish you luck!

  9. Had some similar issues with slow delivery since 2020. Daughter sent meds in May 2020, express post tracking indicated it had left Aus for Thailand within 24 hours. Tracking info had then vanished into the ether and the package turned up 7weeks later after numerous calles to the post office here. Likewise Bank documents from Oz 2 weeks on one occassion and 6 weeks on another late last year. Perhaps mail is left before being sorted due to Covid?
  10. Could be a number of extraneous factors that may be affecting the current timeliness of transfers. Thai baht is classed as an 'exotic' currency from a trading perspective and has varying liquidity levels which will effect the spread. (differences or margin between buy/sell prices of THB) Bank of Thailand (BOT) may currently be shifting policy with respect to Liquidity coverage ratios. (LCR's) These can slow down the purchase/sale of currency swaps. To cap it off I think from memory compliance issues may be coming into play as Thailand will become a full member rather than a signatory to a United Nations (UN) program of international Tax reporting ( exchange of information with respect to taxation matters between member countries for the purpose of minimising trans national taxation avoidance in 2022 which means more checks and balances with respect to currency transfers. Just some mulling s and thoughts of an average joe.

As mentioned in previous responses his best bet at this point in time is to contact a reputable immigration lawyer to explore exactly what options are available and how best to deal with his current circumstance. The downside risk being once the issue is raised with immigration the clock will be literally ticking as to future outcomes. Would suggest whatever decision he arrives at in dealing with this issue he keeps his passport handy and the contact details of an immigration lawyer along with the phone number for Consular Section at the Australian Embassy. I can only wish the best for his future prognosis in dealing with this insidious disease
  13. My wife received a similar mark in her leg about 2 years ago. At the time we couldn't determine whether it was a spider or insect bite. To my layman's eye it reminded me of the bite inflicted by a white tailed spider in Oz. My wife finally saw a Dermatologist in Hua him about a month ago as the mark/pigmentation had over time become a dark brown following a number of topical applications of creams/medications she had tried with little success. Unfortunately not a lot of further advice from him. however he treated the pigmented area with multiple injections and gave her some cream to apply daily. Unfortunately it is not branded but my best guess is it is sorbolene based with some form of bleaching agent as the pigmentation has now bleached out from a dark brown to a white area. Perhaps it may be worthwhile to see a Dermo and see if he can give you a better opinion on it.
  14. I would be surprised if she could. The information required for registration requires proof of current visa unless of course she entered The Kingdom on a foreign passport with a current visa in place.
