Yes, many horror stories of people losing many millions.

Divorce is always messy, no matter what country.

The best advice is always, never invest more then you can walk away from.

A land lease of 10 years, you pay the rent upfront, or at least a large portion.

There won't be an increase in 10 years.

    Simply put..

With DIY a reasonable house is 5-600.000 thb.

Our IKEA kitchen, bathtub, water filters, solar and air conditioning units already there.

Walls, roof, some windows, doors, plumbing and electric..

That doesn't have to cost that much.

Many materials we can reuse from our other house, without cannibalising too much ????

(Depending on how life develops, we might return to Udon)

If the rental costs are acceptable, in 4-5 years, the house construction is paid back, compared to renting similar space.

I don't mind renting, not at all.

Sadly most the houses we see are urban, not enough green and too many other roofs in sight.

The ones that have enough green and not too many roofs around...

So crappy insulated, electric consumption goes through the roof.

    Even 10 solar panels (3500w) aren't enough to keep a 4*4 room at 27c..

(Daikin Inverter type high efficiency inverters)

What does one expect with 7-10cm thin walls 555..

Good to know it is allowed!

And yes, after the 10 years..

Might just need to pack up and start at a new location.

    10 years...

That is a mighty long time ????

    Apparently I can't edit anymore.

    Our view :-)..

Way too many roofs in sight.

The average "village" or gated community, 13 in a dozen.

Ours is "luxurious".. there is at least some green and a small park.

But for someone used to be living out in the middle of nowhere...

    It's way too many people!

    Way too many roofs ????

  3. nting/leasing farm land.

More or less the same as owning it, except you don't pay mortgage and when you leave, you can't sell it ????

    Right??

Most my live I have rented houses, because it suited me.

Done lots of changes in the garden, sheds, replaced kitchens and bathrooms, carports... All the things a home owner would also do.

With the knowledge that when I leave, I need to tear it down, or the owner is willing to have it. (Kitchen and such ,the owner agreed)

One might say it's a stupid investment, others understand...

Living 10 years or longer in the same house, what is really your costs for the bathroom or kitchen?

and 10 years enjoyed the additional luxury ????

Besides this, I enjoy the DIY.

    Back to topic.

If I would buy 2-3 Rai of agriculture land, I would build a small farm house on there.

    Building costs 4-600k

My wife lived all her life on a remote farm, you can take the girl out of the farm, but not the farm out of the girl.

Due to air pollution, we relocated to Ban Chang, rent a reasonable nice house in a gated community, and there is nothing "wrong" with it, except it ain't free rural nature.

So we like to build, lovely mountain area around here.

Lots of agriculture use, cassave and pineapple seem to be popular ????

Poking around to get some price indication.. 3-4 million per Rai!

    Now that is a lot.

    Udon Thani, Phen area

(we lived there 5 years, well I did, my wife a whole lot longer )

, at a concrete road, water & electric.. 80k per Rai.

    Sadly...

That's the environment we left due the pollution (COPD)

    Absurd amount of difference.

And frankly, my wife isn't looking forward to mortgage.

    Just brainstorming here...

What is the problem for leasing the land, say for 10 years, have maximum rent increase in the contract and extendable for another 10 years. ??

Small farm home and mini farm for own consumption.

That should not be a legal issue to get it allowed by the land office (if needed to ask)

Besides.. 4-600k construction costs, that's the same as 3-4 years of rent.

The lease of 10 years is enough to "earn back" the investment.

I read about land lease 3k per year.. (thread from 2020)

Say it's 5k here, Ban Chang area.

    2-3 Rai, more then enough.

Mortgage payments would be 350k per year (9 mil)

And yes, after 30 years or so, you would own...

Compare this to 15k per year..

    (One Rai 5k rent, 3 Rai=15k)

    That's a huge difference

I'll be 85 by then and probably 6 feet under.

My wife probably will go back to the family farm, my pension will continue to her...

No financial problems or need for this enormous investment.

We don't need or want to buy. Absolutely not want at those prices.. 3-4 mil... Crazy!

Just build our small farm in the middle of nowhere.

No need for electric or water

    We didn't have in Udon..

So solar and pumps are already available.

Is it possible to build a small farm house in rented agriculture land?

And what are the possible storms in the future?

Thanks in advance for your thoughts & input!!

  5. I'm absolutely curious how this played out.

Por tor bor 5, many plusses and many negative.

In the next 50 years or so they all will be converted to canote.

50 years ago this was the only way to own land.

As long as no one challenge and you have been squatting there for more then 10 years..

    The land is legally yours.

    (As Thai person)

    10 years isn't that long ????

The "blood is thicker than water" old fallacy?

Two kids from my 1st marriage all my DNA...oldest my son now at 43 is an outstanding man in every way and proud of him. My daughter lost tragically at 19 years old.

Another daughter fully my DNA now 35 that I have no contact with due to her destructive vindictive mother.  So much for DNA there.

Two daughters now 30 and 23 from a Thai father (so none of my DNA) who walked out on them when the youngest was born....another great Thai father. They came with my Thai wife 18 years ago when I brought all 3 of them to New Zealand. I become their Dad at the oldest daughters request when she was a skinny little 13 year old. Guided her and taught her everything I could, and still do as she comes to me rather than her mum for the critical and surprisingly heart affairs decisions in her life. For the 17 years she has been in my life she has given me one of the most amazing relationships I could ever wish for. Possibly as I was broken from the tragic lose of my own daughter. She has graduated university and at 30 owns her own highly lucrative business and has just build her own brand new luxury home. She is an awesome and stunning young woman in every way. There have been many moments that my heart just busts with proudness and love for her. One example in relation to your blood thicker than water comment was at her Auckland university graduation celebration where one of her Thai friends ridiculed the introduction of me as her Dad. Right in front of all her Thai friends she boldly came out with that I was the one who stands by her, guides her and loves her unconditionally and that she is the luckiest person in the world to have me as her Dad. She's wrong thou on being the luckiest person in the world. That's me, as I have been given the greatest gift ever of her and her unconditional love and trust and her calling me Dad....with no DNA input whatso ever.

DNA has nothing to do with it. Your ability to build with and love those who want the same does.

    Thank you for sharing ????

Way back in the last millennium, it was raised to Baht 800 (though I remember not from what).   (Forget all the "adjustments" about it needing to be in the account for month and months.   Those rules came in as groups of farang passed around the same 800.)

At the time it was raised to Baht 800 the grandfather rule applied, i.e. the new amount only applied to those taking a retirement visa for the first time.   For the rest they stayed on the old amount.   Allegedly some needed just 100 though it is doubtful that any of those guys are still breathing.

What do you think of the chances of Immigration applying that rule this time ?

Thank you for clarifying when the last increase was.

I tried to find it and failed...

I would not be surprised if it's raised to 1 million and 80k

    For marriage to 500/50k

One should always prepare for devaluation.

Apparently the Thai government gave us + 20 years ????

If they match it to the value of 800k from 20 years ago, we are looking at 1.5-2 million as requirement...

    Marriage to 800K-1Mil (or 65-75k)

We will see in the next few years.

Big change like that will be ugly.

Thai Movers doesn't seem to be dead, just that their website is not HTTPS so you might get a warning.

    Good luck!

    Thanks!

Yes, thaimovers website doesn't seem dead. They "forgot" to turn of the website server.
Their line account "@thaimovers" can not be found, Facebook last post 2018, phone number disconnected.
Here in de middle of nowhere we frequently have spotty service, that Truemobile sometimes say "number no longer available" so that might just be us. They didn't respond to email.

While several people might think "how hard can this be" ...
    Exactly!! my thoughts as well...

Several of the sites have only international option, or only Bangkok area 200-250 km range.
Even when not specified like this...
When you receive quotations of +60K, (or no response) its a polite way for Thais to say "not interested"

    Results so far:
    Asiantigers +60K

    Blufoxrelocation +60K
    Alliedthailand +35K
    Naniphat 26K  (https://web.facebook.com/groups/1921825151364147/user/100027069080562/)
Mr. Chart (Rayong area) 16K (0954326340 (looked like 5M truck)
    Deliveree 14K (include 2 movers, 700*230*230 6W "box" truck, + overnight)

All the same 700 km distance.
For mr. Chart, I don't know insurance, the rest have it included in the price.

It took Deliveree about a week to find a driver, what can be is stressful as you can book only 14 days ahead of time. They have a great app what makes tings a bit easier.
Fun fact... The driver contacted us to go outside "Deliveree" system, lower price...

    no responce: (email, facebook, line)
    unitedreloth
    thaimovers
Actually a longer lists, but these promote domestic relocation...

I have relocated several times in my life, and I'm used to packing my boxes myself, preparing the furniture, and often drive the truck myself. It's the way most people relocate in The Netherlands.
As student this is the normal way:
    image.jpeg.982802c263349b4dc65db056f602b81c.jpegimage.jpeg.1055da04c66f0b3d9e9159a820302ce8.jpegimage.jpeg.77274c032420c72ffe684ac5db4124a1.jpeg

    not 700 km ????

And usually rent a truck like this :
    image.jpeg.d8220b160b1091e9ae5e7c6234b6ee46.jpegimage.jpeg.992fa99f417c01886a4e1086c779236f.jpeg
that is allowed to drive with normal drivers license.
Friends and neighbors help load and unload, also great for "noaberschap" aka meeting and bonding with the new neighborhood.

Only extremely rich folks and relocations on request of a company are "all arranged" "white glove".
Lol... You can leave a half full glass on the table, after relocating, the same glass with drink will be on the table again... They pack and relocate everything.
I had this once, 25 years ago, 150km, price back then roughly 165K THB, for now that would be 285K (inflation index)
That's Holland, this is Thailand, so it will be different ????
Even then, I felt those prices where absurd, 3 times my net monthly salary at that time.

I don't know how it is in other countries.
For USA I see people buying / renting usually houses with furniture.
This obviously can be the picture Hollywood paint, and reality will be different.

For me, knowing what average wages are in Thailand, fuel consumption, and other costs involved..
Anything above say 25-30K THB is "unrealistic high".

    We choose Deliveree.
Probably even would have chosen them if it was +25K.
Good English helpdesk and a good clean app.

As it took them a long time to find a driver, we reached out to find alternatives due to this.
Bangkok area, for most its probably easy to find a company.
For those that live outside the "hot spot"....
A LOT more challenging then anticipated!

Thank you all for thinking with me!

I hope this thread can help also others that are in similar situation.

  9. Any updates on bowling locations?

We are relocating to Rayong soon (Ban Chang) and absolutely love to go bowling again...

Haven't done it for years and years...

Nothing available up in Udon Thani area ????

Have you enquired at the Post Office ? They will pack and move things, get a quote.

    No, I haven't.

I did look about the price for the motorcycle, that isn't so bad.

Mattress, whole kitchen, refrigerator, kitchen table, cabinets, 5 x Aircon, Washing machine, the whole shebang:-)

    Even the bathtub ????

(I know.. I'm spoiled, living off grid and even have a bathtub)

    24 solar panels, inverter, lithium batteries (6 x 75kg)  (40 kWh)

    40-50 boxes (50*50*50cm)

    bicycles, motorcycle, E-scooter.

    Still leaving a lot behind.

Obviously the house, water (50m deep water bore) ,enough solar & 14 kWh lithium.

Future will tell if/when we will live there again.

While most of the stuff came with a normal pickup, it would take a quite a chain of trucks to move all the stuff ????

if it all could fit in 1 or 2 pickup..

or if it was just 200 km or so..

    not a problem.

3.5 months of severe air pollution was too much to handle with my COPD

I feel bad for those in Chang Mai and Chang Rai, they had it even worse then we did.

Post office would be an option if there wasn't too many stuff to relocate.

A motorcycle is about 1300 THB if I remember correctly.

Adding all the rest of "bigger" things..

    Not really an option.

Still thank you for thinking with me! ????

    ask local expats help.

my wife, family & friends, if anyone ever relocated from a room to an other room, a pickup truck would suffice, and that goes for everyone they know in the village as well.
I have helped several times people moving.

Heck, a raised bed with mattress is an unseen luxury in these parts.
    "western style" relocation services???
not anyone they know (except pickup)

Up to you but doesn't seem too drastic and they're available.

Insurance is also another point to consider. What happens if the truck crashes and all your belongings are spread across the highway? Have you considered this?

If 35k is too spicy, can you negotiate?

    Thanks for the reply.
deliveree and AlliedThailand both have insurance included.

I thought the costs would be 20-30k, perhaps a bit cheaper for the 700 km,
The 13k from deliveree seemed like a really good deal, good reviews and all.

That made me reset my pricing view to 15-20k, as I have no idea what normal domestic relocation costs are in Thailand.
Some things are so uncomfortable cheap, and others amazing unexpected expensive.

i asked for a quotation now from asiantigersgroup.
And will see how that will be.

"obviously a fair old trek" ??
you have different words? (English isn't my native language)

No, for western standards 35.000 thb for 700 km isn't a bad price in Europe.
Deliveree gave me a quote of 13K, including overnight, 2 helpers and all "extra's"
while that might be too cheap, as they can't find anyone yet, a price of 15-20.000 should be doable.

6W truck, 7M, an assistant for loading / unloading.

3,5 months of severe air pollution is too much to handle with COPD.
Apparently its more difficult to find a moving company, then to find a new home!!

Do they even exist in Thailand?? ????

Deliveree seems nice, and friendly priced (15K thb) , yet.... time is starting to run out and they haven't found a 6W truck+ driver
AlliedThailand, apparently they can do, except their price is 35.000 thb..

I'm combing the internet... without success.

If anyone has a tip, know someone, have used or otherwise can be helpful
    will be much appreciated!!

air conditioning is strong enough, yet the car engine cooling is a bit a problem in traffic jams and above 35c.

while driving not a problem up to 40c, above this... Trouble.

We replaced the head gasket twice and now are paying close attention to the temperature sensor ????

it's a working car, no luxury, and the 1.1 LPG does a great job.

for looks or nice.... Better spend your money on something else.

a cheap reliable car for construction or other "hard work"..

    perfect.

for the price you can get a less reliable +20 yr Toyota with a lot higher fuel cost.

    Or this china car ????

You are already paying her weekly, so that's a good start as opposed to monthly because if gambling, the monthly allowance will be gone in two days. Next is to put as many household bills as you can on direct debit at the bank for when you are not here.

Look to the horizon and pay bills in advance if you can for everything from 3BBB the lot. Minimize her access to cash. When she lies and tries to get money using some <deleted> excuse or lie, just be tough and say you have had your allowance.

Try a cool sit down with her and tell her she has pushed as far as it will go. Bluff her (even be serious), and tell her if needs be, you will go to court to get access to your son.

The threats of returning to the bar is her ' last chance saloon ' to scare you, and are just that, ' threats '. She doesn't want to go back to the bar as she will be seen as a loser and laughed at by the others, as well as being too old.

Very little trade or work these days for women 40 plus in the bars, in fact very little in the bars full stop.

Go through and remind her calmly what she had before you met and what she is going back to if she leaves. Also, tell her without losing your temper, if she thinks she can get a better deal, she knows where the door is.

The same door also leads to the outside where she can apply for a job at Tesco or a filling station and see how difficult money is to come by. These are the roads I have been down, so you have my sympathy and attention.

Never give in on the money side, even when they play ' happy families ' and say "Good morning", as that is usually the ' calm before the storm ' they have spent their allowance and are on the hunt for more cash!

I had the house secured by a ' usufruct ' which is registered at the land office. We have a new car which I will get around to very soon.

I seem to be controlling the gambling addiction at home and limiting it, I will never say I have won. We have been together 25 years this year.

One last thing, I have found. They play a game with us pretending they don't understand and you have just enlightened them when you point all the above out. It is a game, they are well aware of what they are doing and far more ' street wise smart ' than many give them credit for and that includes English logic and understanding.

Another bad sign is the same old smiling friends calling at the house and phoning ' too regularly at all hours '  these are usually the ones guiding your other half, ( not that they need much guidance ) down the wrong path whilst smiling to your face.

In the past I have lost a car, motorbikes and way too much cash, she even resorted to stealing out of the wallet.

On one occasion, I gave the money to pay the electric bill. Well because I , like many others, staple the receipt to the bill, she took an old receipt from a previous bill and stapled it to the recent bill knowing I wouldn't scrutinize it.

That was all well and good till the following month when I collected the electric bill at the end of the drive, ( I got up early that day ) and found the previous month hadn't been paid and had been added on!!

    Good luck!

    Thanks.

I truly hope the topic starter will read your story.

Like I posted, I have had gambling addition, or am.

It does not cure, like the "hunger" for a sigarette sometimes pops up with people who stopped smoking eons ago..

Still sometimes, after dinner or sex or... Sigarette would be great..

And path down do smoking more, with all the now known problems.

Many people don't realise that all addicts are "the same", no matter what addiction.

And that many many people can have a healthy happy life with many love and respect.

As long as they stay clean and off the scene.

The "friends" and phone calls indeed.

Just know, when you think a story smells fishy.. it is.

If you choose to believe, then you are the fool and to blame.

I wish you and your wife / girlfriend many happiness.

Love can be a great supporter in this battle.

She knows exactly what she is doing and what value money have.

During gambling, money doesn't have value, it's means to get the kick.

Only one way and that is to stop.

    Some like with smoking.

Just don't light the next one.

    Ever.

And you'll never smoke again ????

  19. Gambling is like any other addiction.

It is about the kick, not the Money.

Money is not important, it's a way to reach the kick.

If an addict would get the kick from drinking water, it will do just that.

An addict stays addicted for life.

Only difference is active or passive.

Just ask in any AA meeting..

If it can be "cured" by acting firm, why are all the "ex- alcoholics" refusing a drink??

It can stop, can't be cured.

Just look how many people stoped smoking and stated again.

The enormous amount of returns in rehab clinics.

    And yet..

The hundreds of millions around the globe know that they are doing OK, as long as they don't go to Las Vegas..

(Or... You can fill in the gap)

They still are addicted, but are not gambling, doing drugs, or abusing alcohol. (Or food, or sex, or...)

    "Clean and of the scene"

    That works, for millions.

    In real life:

Move, away from the card game "friends".

Not just now, a few months, possible years.

    Get professional help.

    Addicts helping addicts.

Make sure she stay of the scene, no new card game friends.

    And even then...

You are looking at years of falling and standing up.

That is, if she is willing to give up the kick, the game.

If she is not, she just keep scoring her kick.

    Heroin, cocaine, sex, gambling...

    All the same.

    It's never about the money.

That's just a sad side effect.

It's about the kick, and being willing and able to give it up.

For most people needing the kick have reasons.

Traumatic experience that needs to be drowned in liquor or anything that "helps".

As long as they don't learn an other way to deal with it..

Drowning is the only thing that "helps"  (with destructive side effects)

Yes, I write this from own experience.

    Been there, done that.

You won't see me in Vegas.

Otherwise I'm doing fine for over 20 years now.

    Cured? Never.

    Clean? Yes.

    Easy? It now is.

Probably can go to Vegas without any issues, but why would I want to go there?

To test something I do for over 20 years?

Nope. If I would want to go there, it will be to gamble, be addicted, feel the kick.

If I want to go there it's time to think about what I'm unhappy about that makes me want to run away.

No reason at all for me to go there. Ever. Period.

One of the things I should not do in any day of my life, for the rest of my life.

And that's perfect. Most people don't go to Vegas ????

    for the girlfriend / wife...

after Corona, she can come with you to an other country.

new language, new people, no card game friends.

if she doesn't want to come with you...

They are all just excuses to keep gambling.

    You have your answer.

She like to stay addicted for a while, maybe rest of her life.

Then there's the choice for you.

Going down that dark rabit hole with her, path to destruction, or leave her behind.

One tip a friend told me before I went to Thailand:

Never invest more then you are willing and able to walk away from.

I didn't quite follow it, as I built a wonderful home for my family and me.

If things would go sour, I can walk away and start over, without leaving long term scars (is financial debt)

  20. Thanks for starting this topic.

I was asking myself the last few weeks...

Where to go if Thailand like to use this opertunity.

I heard a line in a serie on Netflix " rule one in politics. Never let a good crisis go to waist" (Ozark)

That made sense back then, and still does.

I am married with Thai lady.

My marriage visa is for the Thai Embassy in Netherlands a "marriage visa" according to the immigration in Udon Thani, it's not...

Valid to February 2021, but needs 3 months reporting and apparently according to the local office, a lot more.

    We will see in August.

If I do temporary need to leave Thailand, my first choice would be the neighbors, Laos, Cambodia, Myanmar.

    That is for short time.

If it needs to be longer (a few months) Ukraine is really high on my list.

In the past I had plans of moving there.

    I saw Mexico is "open".

    My friend lives there.

The infection rate is high, and the government is making new restrictions every day to try to get a grasp on the situation.

    In short: it's BAD.

South America looks great to me also. Amazon Rainforest must be amazing.

    I like nature.

Never been much of a party guy. Guess that's why I'm in Isaan and not Pattaya ????

South America sounds great, sadly Corona is having a party there. Brazil is taking the lead..

I have some lung issues, it will be a miracle if I would survive Covid infection.

Ukraine is good alternative for me.

    With relative low infection rate.

That is, if it is really need to leave for longer period of time.

And in a lot of these success stories the person involved ( male )has gone from one bad relationship in the West straight into another one in the los, they,'ve burnt their financial bridges and have no options but to stick it out, let's face it no one likes to admit they,'re wrong.true here are a few happy relationships but seem to be in the minority.

I assume you refer to world wide???

    All happy relationships?

If he felt happy again, after not being so happy...

And he choose his path to financial destruction...

But dies with a big smile..

    It's all worth it.

Saving all your money for tomorrow is dying today.

A close friend of mine was on holiday in Thailand, had amazing 2 weeks with Thai girl and came home with nasty STD that gave him long time of pain and solutions by the doctor I don't want to write down...

    Painful.

    That's 30 years ago.

He still smiles when he talk or thinks about the girl...

    All worth it !!

I have quite a few friends that have had a solar system installed by a company in HH. Unfortunately, they are not happy with the results vs. promised output. I have investigated the pros and cons to go solar myself, and there are a lot, I also talked with a lot of users........then Covid-19 came around and put the brakes on all my plans.

As for the electric meter spinning backwards - be very careful, several people I know were fined by PEA for a pretty coin after it was discovered they illegally fed power back to the grid.

Bottom line - most of us are retired and have oodles of time on our hands - spend a few weeks and get educated by real experts, then spend a few more weeks talking to potential suppliers. If done properly, with present prices, a decent sized grid tied system has an excellent ROI of around 5 years, could get even better. (small systems will take longer) Stay away from hybrid systems, they will never return your investment as the initial investment is much higher, batteries are too expensive and high maintenance.

    Yes, educate yourself!!

Solar panels are simple as Lego.

And if you make your own cables (MC4 connect) use a CRIMPING tool!!!

    Or solder.

Otherwise your roof might catch fire.

    PWM/MPPT is simple too.

    2 cables in, 2 out.

MPPT is more efficient than PWM, but more expensive.

That is 10 Vs 60 USD for 5-10% gain.

Depending on your size it might be worth it.

Hybrid system is not only about price efficiency.

It is about having power when the rest of the street have not.

Yes, batteries are investment, but with the current Lifepo4 prices and their real lifetime and efficiently..

    No really big investment anymore!!

And it saves you the fine given by the PEA.

    You don't feed the grid.

Feeding the grid give you 4 BAHT, and at night you buy it back for 10 BAHT.

Depending on your usage, you can calculate when the batteries really pay off.

    7 KW/h lifepo4is about 850 usd

    27.500 THB.

    7 x 6 THB  42 THB.

    27500 /42 = roughly 2 years.

    7 year lifespan

    7 x 365 x 42= 100.000 THB

Adding small batteries, only 7kw will save you 75.000 in 7 years.

Feel free to sell your over capacity to the grid /PEA and buy it back at night.

Don't state that it is not have a good ROI, unless you really know what you talk about.

If you start using lead acid..

    Yes, you are right.

    Lifepo4 is nowadays cheaper.
