  7. I suppose it depends on where you live and how old you are. Kamala remains a great place to live regardless of age. Been here since 2010: Haven’t noticed many major changes across the island since then. high season is upon us, and its busy, but low season will come again and its great. Traffic is probably a bit worse if you need to go between towns during the daytime, but thats because more long term expats are settling here now. Most who complain about phuket just cant afford to live here, or are just getting too old to handle change.
  8. People change, seasons change. People come, people go. Thats life. Can anyone name a better place overall than Phuket? Somewhere that is very well connected to the world, with good beaches, still relatively inexpensive, easy access to good hospitals and decent schools, good diverse dining, and world famous nightlife?
  9. Is this the bottom line for those who already had significant capital/assets overseas already at December 31 2023?…. This new tax grab only applies to expats residing in Thailand who live off of their overseas pension/biz/investment income and cap gains which is generated after December 31 2023 and brought into Thailand? If you simply bring in capital that was existing pre-2024 into Thailand you will be tax exempt on that pre-2024 capital. Income/cap gains generated after December 31 2023 is never taxed in Thailand unless it is brought into Thailand at a future date.

So the GREAT NEWS is now confirmed that the monetary value of all assets(stocks, bonds, cash, homes etc) held as of December 31 2023 overseas will NOT be taxed if ever remitted to Thailand at a later date? Additionally, any new cap gains, income, dividends received overseas AFTER December 31 2023 are not taxable in Thailand unless they are remitted to thailand?

What you are referring to in your 17 year old link is a not actually what most would refer to as PR, as it is not permanent because it can be revoked, and requires yearly visits to immigration to maintain. Not to mention that it does not apply to 99.9% of foreigners residing in Thailand on other forms of visas which do not permit their name in the blue book. if you had read the thread, you would have also known that the OP clearly stated that he resides in the UK. Please try to provide relevant and transparent feedback if your trying to help.

  14. is it leashold or foreign freehold? i may be wrong, but i dont believe non-thai names are permitted in a blue book ever.
  15. If you have the paperwork saying that you are the owner, then call the cops. Nobody can legally stop an owner from entering/living in his own property or leasing it out. They are essentially illegally squatting in your unit.
  16. Do you have some document saying that you bought/own the condo unit as leasehold or foreign freehold? If yes, talk to the cops, show them proof of ownership, and tell them you are illegally being denied access to your property and ask them to intervene. If that doesn’t work, ask a Thailand lawyer to write a letter to the developer, warning of legal action unless they give you access to your property within two weeks. Should only cost a few thousand baht for the letter. if they are conning you they are probably conning others. Create a group on here or on facebook etc for conned owners of that project. Perhaps as a last resort you can take the developer to court as a group.
  17. If you “hate Phuket” as you said you did, you would probably be better-off looking at another part of Thailand or maybe Cambodia or elsewhere. .

  20. The aggressive large-scale investigation and seizing of land from foreigners who illegally bought it using the thai company route will become a very populist thing for the government to do at some point. Just a matter of time.

Still zero clarification about the tax treatment of people living with retirement visas or other long term non-working visas. in addition, how about clarity on the treatment of bringing in pre-existing capital, not income/interest/dividends/cap gains earned outside thailand while living in thailand?
  23. Fairly easy to just tax all money coming in from overseas. Would destroy a a huge part of their real estate and retirement sectors, but it can be easily setup.
