It is a month or two at first and 3 or 6 months at a time I believe - up to a total of 3 years. Believe it for any tourist visa entry but have not checked if for Thai. You or agent will have to visit immigration each time but simple fill out form/pay and go. So if on island without immigration perhaps agent would be useful.

Actually not when it is in your name only. Thailand does not provide pay on death and will have to go through normal court process from my understanding.

Just a caution that money must be in account at required level for required time each year. You say 800k in account which would be for retirement extension requirement but that you will be extending for 400k marriage. Be sure you have the 400k in account for 2 months before next application for extension of stay (moving funds can be an issue at times - you are aware that for marriage you only require the 400k in bank for about 3 months each year)?

Unless you are asking to get a retirement visa (some good deals on such for special groups) there is no need for any visa agent. You can stay for 3 years just extending original entry before you have to leave for 24 hours and start again. Nobody is going to tax anything - but until you get ID card will have to use bank ATM or money transfer service for funds (first few months) as card required to open bank account. In any case your location will be a major factor on any recommendations.

Normal recommendation is about every six months (cleaned on wall - only outer case removed - power wash with detergent). And they normally need this cleaning and you will notice colder air. Only costs about 600 baht from most stores and about an hours work for both units. Take a look at the water coming down from wall unit if is any doubt of the need for cleaning.

You might want to check your tax payment requirements in Thailand if using "income" to support your stay. Thailand has said they will be making tax claims on such money starting in 2024.

If from USA that is the method used - 65k per month documented to come from overseas for income method. As for Embassy/Consulate they are not immigration so could accept something else for visa issue - but suspect this is just an oversight as the 65k per month is only required for about 3 countries - all others immigration will accept Embassy letter of income. If you can not meet the income requirement the 800k in bank account only needs 2 or 3 months before one year extension can be provided. The requirement for extensions is show of bank passbook plus one year of bank statements - suspect Embassy would be the same - if they accept.

I seriously doubt that signature would be accepted as it was the previous system and is no longer accepted by Immigration. The current income proof is 12 months of 65k or above each month to a Thai bank account in your name only. If you can use the 800k method you could convert tourist visa or visa exempt entry to one 90 day non O and extend for one year.
