  1. This is new information for me. They clearly explain that is must be "unearned income such as pension, rental, capital gain, dividend, etc.". "SUCH AS" this sounds like there is no difference which of these you get. I am above 50, don't have an "official" pension yet, but dividends above 80,000.- from a company where I own shares. Looks like I meet the requirements but still don't qualify?
  2. Can someone help me with these questions regarding the "Wealthy Pensioner" USD 80,000.- per year income LTR? - What timeframe is considered? I know that in the two years before the year of the application the pension income must be 80,000.- per year. But are there no more checks later on? - 80,000.- before or after tax? - The 80,000.- must be sent to Thailand? Or is it ok if received outside of Thailand? - Yearly means it does not have to be distributed to 12 month of the year. One time payment of 80,000.- per year is ok?
  3. I think it is quite standard internationally that you bring a form to the electricity company, both the owner and the tenant sign on the form, and from the starting date entered the tenant is responsible to pay the bill, with the tenant's name on the bill.
  4. I never rented a condo in Thailand, but if someone owns a condo and has a longterm tenant, the owner is always responsible for the tenants utility bills to be paid? This is quite unusual compared to other countries.
  5. Hi, I will live in my GF's house, but will pay the electricity bill (and other utilities). Is it possible to get the electricity bill in my name? Should we setup a faked rental contract to get this? Reason, I need the utility bill as proof of residence for various purposes. (Certificate of residence from immi is not enough.)
  6. Schwab International requires a Tax ID No. for account opening. How did you open an account with your Thai residency if you don't have a Thai Tax ID? Any ideas?

  11. My wife told me that there is no combined driving licence in Thailand (for car AND motorbike), but I need two seperate licences. So do I need all these documents 2 times if I want to apply for car and motorbike driving licence at the same time? - Residence certificate - Medical certificate - Translation of my home country driving licence? I will apply in Bangkok Chatuchak.

  13. To my knowledge, land can be leased for 30+30 years by a foreigner and the lease can (or must) be registered at the land office. It is legal that a foreigner builds a house on leased land.
  14. Hi, Three specific questions regarding FET form, maybe someone knows: 1.) Do I get the FET-form from my Thai bank when the money is not receivd from my own bank account abroad but from a company bank account (company and sending bank are both outside Thailand). 2.) Condo purchase: Is it possible to get a "neutral" FET form if you don't know which condo you will buy, and later use this "neutral" FET form to buy a condo? Neutral means, without specification which condo. 3.) Build a house: If I build a house on a land owned by a Thai (land lease): Do I need a FET form so the house can be registered in my name?
  15. Yes, true in most cases. But I hear about vaccination checks when going to Koh Chang or to Nan Province. So with 76 provinces and 76 travel rules it might happen anywhere, at least outside Greater Bangkok or Chon Buri.
  16. Hello, Did anyone have problems using the EU digital Covid vaccination certificate when travelling within Thailand? Is it accepted when checking-in at airports, ferrys, at a hotel, when entering a province, in restaurants (if required) etc. I don't have the Thailand pass as I entered Thailand in summer.
