I went along to submit my marriage extension application last Friday at Chaeng Wattana. Whilst I was there, I asked 2 separate immigration officers if I can travel during the under-consideration period as my current extension of stay and multiple re-entry permit expire on 11th April and that's the day I collect my new extension, they both confirmed that as long as I'm back before 11th April then I can travel but when I reenter I will only be given a stamp on stay based up to 11th April so when I return on 5th April they will give me 6 day stamp date. Applying early so that the under consideration is within your current extension validity seems to allow you to travel with a valid re-entry permit.

Once I submit my marriage extension application, can I travel outside of Thailand while under consideration and within the validity of my multiple re-entry permit which expires on April 11th, I will submit my application on 12th March so if accepted, I have 30 days before my re-entry permit expires and would like to travel for work.

Just ask the driver. But on way back you may need yo take more than one baht bus the first from central the next one from 2nd road police box on corner of south pattaya road. That’s how I done it in past but may be others along with better advice -
We just have a difference of opinion on how to approach this, I would rather have an issue about the money than falsify documents through and agent but that's my view and I Know it's not shared by all, but I also don't think all immigration issues are the same or all officers trying to hide it or fake it is much worse an issue. If it happened last month and need to season for 2 that's a month's overstay which I believe is a bigger issue.

I think you can explain to them as you have here it was taken accidentally and replaced immediately. They may be rigorous and difficult at times, but I believe they would overlook a shortfall that was replaced the same day. if it was for days or weeks that would be different. If you try and trick them and get caught that would be a problem. Only explain if asked they may miss it i never seen them look too closely at my statements when i do my marriage extension. Thats would be my way to deal with it.

Me and the wife do the marriage extension as nothing really an agent can do for you, they just charge a lot for photocopies and for joining you at immigration. Unlike retirement extension both you and wife must be present so they cannot circumvent immigration visit or funds. I also want to do the process legitimately. TM30 and 90-day reporting also done online by us when available.

1700 baht is a steal rather than spending 300 baht going halfway around the houses to Pattaya. -
Thai immigrations are doing their job asking the questions and letting you know that you are not following immigration policy and giving you the heads up. If that were Uk, Europe or US you would have got investigated much deeper and bounced back home.

How did you get an initial work permit without a contract? I thought a contract was part of a work permits submission showing salary and other details of the applicant. I wouldn't worry about what's gone in the past, I am sure that company has just moved on. If there was no contract, how can they justify you owe money.

You may be worrying bout nothing. As a landlord I agree with the no police involvement until you do something illegal such as property damage as rent arrears if you had them would be a civil issue. From landlord side if he kicks you out he will have a void period while he shows the unit to perspective tenants and sorts out the lease and he may have to pay an agent 1 month to find someone so he needs to cover 1.5 to 2 months minimum so it’s hard for him to make my money unless he increases the rent by 15%. The high season is all nonsense in most cities the rents don’t go up you just have more people looking you haven’t mentioned which city you are in my rental units are in Pattaya and there’s no movement on rents in high season only for short term rental. I say all the above assuming you have a contract in place with the deposit no rent is up to date. Whenever renting always go through agents you don’t save much using app like Facebook marketplace. Agents don’t cost the renter anything but give them some support.

I am not a real estate agent Iam an owner and landlord in Pattaya. nobody knows what will happen, but chances are they won't affect the property market with further taxes it will kill the industry. They said no one would come back after covid and that visa issues would stop foreigners but Thailand is still a favored country for retirement. Let's wait and see what the taxes are as none of us know.

With all the current tax discussions it's not clear yet but money coming in for property purchase showing the purchase contract I am sure will be exempt as there are clear processes in place now to show how funds will be used. Otherwise, the property market is dead for foreigners, but good locations will be worth a lot more bought by Thai in the best developments in area such as Jomtien and NaJomtien areas.
