I was (legal) landlord for a house that was co-owned by my minor son and ex-wife. I got 2 months deposit and first months rent. The tenant had a business that went under and they could not pay the rent and moved out, paid rent till end of the month. They gave up their 2 months deposit as stipulated in the contract as a consequence of breaking a 12 month lease early. I did pay for furniture that the renter demanded out of pocket. My ex-wife managed to rott the brain of my child, while the child was years in my custody (shared) and wanted to go live full time with the mother. My ex-wife now demands the remaining deposit, that was paid to me as the landlord, minus furniture costs and want to rent out the house herself without my involvement claming she is the owner with our son. The deposit is considered income ? Or an unexpected windfall not up for split ? Am I forced to just give her the remaining of the deposit or can I keep half for my son as I am still a legal guardian of my child, knowing that ex will spend on herself and not the child ? Threatening with police, court and off course my visa extension. Any advice ?

why immigration does not allow foreign bank with 800k equivalent ? my mother could not open a bank account... if she gets a long stay xo visa in her home country, at 80, she has to have insurance from a thai company, quoted 193.000 - 253.000 BAHT a year... which sadly is... half of her YEARLY pension

an agent that seems super lazy to not reply messages even written in Thai for requests of information. Why do people not put their for rent condo in facebook market for free. Farang cannot buy houses, condos yes, but why do people give a month away to an agent ? Or 3% for the sale of a house ? Greedy agents is what makes the property market more and more expensive.

My mother is retired and visiting the first time in 3 years due to.. you know... now exploring the possibility of maybe getting a retirement visa to be able to stay longer... visa on arrival, extended out in for new 45 days, extended immigration for sure will complain and demand a correct visa so exploring options and is the first thing to do, not to get a bank account ? to season the 800k to be sent from abroad ? No banks and we visited a lot want to open on a tourist visa. We try to explain that to start the retirement visa at immigration, converting an tourist on arrival (tm86?) would need a bank account ? It is the time of the year to collect interest from the banks. I was surprised to get only half from SCB from the other banks. When I enrolled, I got 1.5 percent gross to up to 2 million baht. Never got any email from them about this sneaky trick or is it Alzheimers ? the house I live is in 14 years old and over the years the flow to some faucets and showers became less the house has a 1000 liter water tank outside and pump to move it around the house anybody had this kind of problem and found a solution to this ? I was thinking of emptying the whole tank, preventing to refill. Then put in 10-20-30 liters of vinegar in the water tank and open the faucets or showers once by one, till I can smell the vinegar and leave it overnight to soak and hopefully dissolve the calcium deposits. Is this safe for the pipes ? Any better suggestions ? Thank you.

my 80 year old mother came here half september she got 30 days on arrival we went a few days before expire date to local immigration for a 30 day extension I prepared a TM30 and everything got blasted there the 1st time.... The Tm30 I did as house master of the place I rent, online, never a problem for my own tm30 I registered using the blue book copy, but my passport NOPE... they wanted the owner copy of id card or no extension... Gladly the owner lines me the copy... just forwarding or mailing to an immigration email address was not possible, had to go find a shop to print it out... You know, being in the stone age and everything... So that was stressful enough... We did change return ticket after 'successful' extention... Did not see my mom for 3 years due to covid ... So I thought, ok... let's do a border run to Kuala Lumpur... cheapest, no stuff like buying visa as in Cambodia.. She did it alone...as... I am not vaxxed... trip went fine to KL... On the way back, same day, 10 PM, long day for her, THAI IMMIGRATION at the airport... They brought her to some other lane for old people, or is it the SCAM LINE ? They Tell her.... trip to KL was not needed, YOU HAVE TO GO BACK TO YOUR OWN COUNTRY... and you can come back, THE NEXT DAY (to/from Europe... 11 hours flight, 2.000 euros or more...) She has a flight out next week... but we planned to change that after a successful border run, not before... So they roasted her why she was here, where she stayed PS: my mom comes from a non-ENGLISH speaking country... this is her 3rd language same as me Apparently, the 70+ year old man before her, and some other people also did the same RUN in the morning, same flight out and in... My mom did not give money or was not asked money... maybe she did not know how THAILAND works... that you need to grease the wheels for getting a 45 day stamp what she deserves, no ? This was again a very bad experience with those nice Thai people with a bit of power... Or am I wrong ? Does leaving the country, just for the stamp out and later the stamp in, first border run in her life, by air, to be able to spend a bit more time with the family a bad thing ?
