I believe the chances of an upgrade that stands the test of time are very close to zero. When I was looking, I only ever considered land with Chanote titles (there is only 1 type of title called a Chanote "Red Garuda"). Facebook Marketplace was OK, but ultimately we discovered that many small villages have a local "agent" that knows all the plots around. Make sure it's only a Thai that makes the enquiries. As soon as a foreigner is known to be involved the prices will jump significantly.

https://landsmaps.dol.go.th/ was probably the resource I used the most, along with Google Earth. I spent a lot of time clicking on land plots that fit my requirements and then enquiring (the wife only, not me) locally whether the owner might want to sell. Be careful doing this as it can be quite insulting, apparently). On more than one occasion I saw ~50 rai plots on FB marketplace for 1M baht or so. They were all scams / waste of time.

Thanks! Landmaps is indeed a great source for price info.

What is your scenario? Have you been offered some land? Are you actively looking to buy land?

I concluded this process just a few weeks ago and am happy to share what I discovered.

Found a plot for sale in an good area/location where we live. Its a sor kor 1 and would only be interested if an upgrade (chanote)is possible, hence due diligence here.

Be very careful. It sounds like you are giving more credibility to things that back up what you want the answer to be than those that don't. There is also a note on the link I sent you that says upgrades to land are being refused.

Many people in Thailand have lost everything by buying land that was ultimately almost worthless.

True words, and im aware of that scenario.

  4. is it possible to have will form from the local amphur for a Thai will? I seem to recall this was possible but not sure, and If not local amphur, where do i get one ? Lawyer office obvious but not interested to use one.. (A simple form with 2-3 witnesses).

I think it's on a new platform this year, likely why the older ones are cheap.

Anyone looking to buy anything they are not sure of, should wait for the Motor Show that opens end of this month.

Is the motoshow in impact mtt or bitec bangna this time?

    Somewhat simplistically.

The W (Watts) of the motor are effectively horsepower (1hp = 750W). More watts = more oomph (but greater battery consumption).

The A (really Ah or Amp-hours) is the capacity of the battery. You really need to consider it as watt-hours, you get watt-hours by multiplying Ah by the battery voltage.

Very simply, dividing watt-hours by motor power gives you operating time.

    So, say a 60V 20Ah pack (about 1,200Wh) would run a 600W motor for about 2 hours.

There are masses of variables that will affect actual operating time / range. But generally, more watts are more performance, more Ah is more range.

    Thank you,very good description!

  7. Looking to buy a 3 wheel ebike for the old mil and looking at different battery choices, 600 w 12 a,600 w 20 a,800 w 20 a or 1000 w and 12 or 23 a,is it really a big difference in the power/torque of the bike or moore the size of the battery/usage before charge?
