  4. The problems may come from another direction. Right now my US broker allows me to tick a box that says Thailand issues TIN's but I am not legally required to have one, which was true, but no longer is if the letter of the law is followed. So it could be if Thai tax resident but no TIN no keeping account. Probably many more examples like this.

  6. It was more that that was a stipulation of the law as written (brought in by an earlier set of generals) along with TM28 but they dropped it as unworkable. It is amazing how they can override the law if they want to.

  13. Some lawyers are tellimg clients that if they personally own/let 4 units or less in a condo they are in compliance with the law. That is not what the exemption for guesthouses with 4 rooms or less means and not how the authorities interpret the law (when they do).
  14. I would guess with the push for tourism and Srettha visiting AirBnB here, the intention is probably to relax the law. Obviously the hotel industry stands in the way of that. Fact is with the increased difficulty of staying here long term due to visa tightening over the years without the huge number of people coming in compensating for that, and ST lets, there would be a lot more empty condos and less demand to buy new ones for letting out.
  15. Increased wear and tear from endless streams of wheelie luggage groups and usage such as pool which ST letters use disproportionately. Also at our expense in terms of decreased quality of living environment. Facilities which we should really have with that number of unregistered strangers coming through e.g a hotel with fewer rooms than my condo has plainclothes security watching out for possible threats. Staff having to be diverted to e.g. check if fire escape doors are jammed open to circumvent key card security.

  17. At CW they have always* required/accepted just a letter from the banks stating your name, account number and name. I also hand over a 1 years statement as the account is an inactive dedicated account and it has never been handed back. In terms of the law the legal document is the bank book and this is what goes to the senior IO whose signature is on the extension- the letter is just to support the veracity of the bank book - I had a IO look at mine sideways on once to check i hadn't added pages (I assume). *last 10 years anyway.

  19. In the Lower Sukhumvit Free Trade Zone I see foreign worker numbers/ratios that I can't see how are supported under the labour laws. I also see shops and restaurants entirely staffed with non Thais when these are protected under the labour laws.. My condo has 2 Burmese but there are four Thais also.
