  1. The dowry is not expensive. However, if the wife is 47 years old with a few grandchildren, then she should not be asking for dowry anymore.
  2. I see a lot of Russians and Chinese working as property agents in Pattaya. When I asked for their business card, it shows they are employed as "marketing analyst". So they analyze the property market and collect an agent's commission ? When is Joke going to round them up ?
  3. In the past there was an option to delete the submission. The new format does not seem to allow this. I searched for the submission, found it and not able to delete it. I needed to delete it because of some mistakes. Does anyone know how to delete the old one and submit a new form online ?

  5. Yes, you are absolutely spot on. It feels so strange that the parent has no business to be in Thailand for a long term, but is able to piggyback on a child's education visa.

Is it possible for a parent who has no job connections whatsoever with Thailand to obtain a Guardian Visa just to stay long-term in Thailand by sending the child to an international school in Thailand ? I have always thought the child's visa is sponsored by the parent, so that the parent must at least have some legal reason to remain in Thailand, and then the international school will accept the child to study in the school and give her an Education Visa. Is the opposite way possible ?

  8. Should have gone to Petcharavej Hospital at the end of New Petchaburi Road connecting Pattanakarn Road. It's 5.7 km according to Google map, and it's a straight road. At 2 am in the morning, there is no traffic jam.
  9. The Thai lawyers that I have come across are the same. After collecting full fees (even before a bullet is fired), they will coax you to settle the case, even if you are in a winning position. And very often, the terms on which your own lawyers want you to agree are favorable to the other party.
  10. I understand if the guest returns from a visa run, having crossed the border and left Thailand, then a new TM30 will have to be submitted. But what about the guest obtaining a 30-day extension after paying 1,900 baht at the Immigration Office ? Must a new TM30 be submitted ? For example, on the 1st TM30 informed that the guest would stay for 60 days. However, the guest merely had a visa exemption stamp for 30 days. So is it necessary then to submit a 2nd TM30 after another 30-day extension is obtained?
  11. The officer is seeking for some private payment. If not, you will forced to use an agent, and the agent will collect the private payment on the officer's behalf. Of course You don't need a WP to rent out a condo that belongs to you, just as you don't need a WP to own a condo.
  12. The Immigration Department needs to make 1,900 baht from every tourist who finds 30 days too short. If you simplify all the rules, the Immigration Officer will have less powers to collect ..... you know.
  13. The police should have rewarded the Chinese tourist by ferrying him to a local market where he will be outnumbered by some Thai thugs, and he will learn his lesson.
  14. I need to clarify the term "re-entry permit". When you have a multiple entry Tourist Visa, does that amount to a re-entry permit ?

  17. In this case, the tenant signed a 1-year lease, and the 1st TM 30 correctly indicates a "check-out date" a year later, but a Visa expiry date of 2 months. So when the tenant returns from a Visa border run, does the house owner need to submit a new TM 30 indicating the new Visa expiry date ? Thank you.

  19. The clue is how much the lawyers of both sides will share if the amount is settled for a fraction of 179 million baht. If I were Tangmo's mother's lawyer, I would promise my client the sky in order for her to retain me. Like a property agent, I would promise my client I would be able to sell her property for a price that she could only dream.
  20. Why no mediation by lawyers that result in settlement ? From my observation, there are 2 types of lawyers in Thailand : litigation lawyers and mediation lawyers. 99.99% of the lawyers are mediation lawyers. These are the "best" lawyers in town because they always claimed they have "never" lost a case. Of course, if you don't fight in out in Court you can never lose a case. That is what they will not tell you.
