I view these things as just another option so as long as they don't displace any of the current visa options then it can only be a good thing (even if it's only relevant to a small minority).

However, I haven't seen it mentioned that financial commitments already made will count towards any investment needed. E.g. I wouldn't be surprised that even if you have already bought a $500K Condo in your own name, you may still have to bring in an additional $500K to fulfil the requirement.

NB I'm not saying this IS the case, it just seems to make more sense if the purpose is to get more foreign investment.

I would imagine it's in Thailand's interests to get a 10 year committment from 'wealthy individuals' and that all previous investments would count towards one's required investment........just a matter of changing visas hopefully........................................ Financially, with an upfront fee, the treasury's coffer will benefit too as some expats unfortunately won't out-live or stay the whole the 10 years........................................................

I also imagine the small print would require an updated annual fiscal statement to make sure one isn't flying below the radar having repatriated funds etc which begs the question, how much pain would one be subjected to in submitting that info!!..........................................................

As you must be driving with your eyes closed, I am quite please to read that last little titbit.

I have to be honest, as much as it hurts me to say this, but IMO the poster has a valid point .............for those that were fortunate enough to live on the island when one could drive/bike around and see the ocean from the road almost uninterrupted, they might well feel that the view they took for granted has been taken away from them, perhaps selfishly, but nonetheless, unless you're off the beaten tourist path; sea and beach views that once were are extremely scarce...................................................................I think, however, if I was a new to the island tourist, I wouldn't really know how it was before and am pretty sure, that I would still enjoy the island for what it has to offer...........................If I was a price conscious back packer, it most likely wouldn't be my first choice as it isn't cheap in comparison with some other other beautiful and interesting SE Asian destinations that are now well and truly established.......................................

  3. I'm not sure it's such a big deal that prices are proportionately more expensive to fly into and out of Koh Samui than other domestic routes in the Kingdom..............as one poster commented, they prefer to use Surat/Nakorn Si plus ferry and make a significant saving flying from BKK and there is also the Resident card that offers a significant 30% discount for residents, business and property owners,

The island is relatively small and can't handle mass tourism, so there's really no need for bucket airline prices and there's also plenty of ferry, train and bus options offering pretty decent tansport network alternatives that has worked well for decades, not forgetting that travel for many tourists is all part of the fun of the holiday experience,  be it a 1 hour plus flight from BKK or an overnight train from the capital...................................................................

  4. I guess the extremely late notice of the event being held is due to any relaxation of covid restrictions and recent reduction of TP entry requirements and trying to hold the event prior to start of rainy season...........................better late than never I suppose, ................................and good on them for holding the event and speeding up the road back to normality....................the Thai biking fraternity must be very pleased .........................

Till we elect politicians that do more than make vapid noises about the real problems facing humanity while sucking up to the rich, IMO we are doomed as a species.

Thank goodness for democracy, at least we have a fighting chance......................

As seen on Al Jazeera yesterday, more of the Brazilian rain forest has been destroyed this year than last and even the rainy season hasn't slowed it, as usual.

I remember learning about that at school in 1971

The vast majority of us can't do anything about the war, so why worry about it? The cost of living affects us all personally so is actually important to us.

Absolutely. none of us can do anything.........................but those of us that have friends and family, especially younger members and children that have their whole life ahead of them, have every reason to be concerned...............................................I'm very fortunate to have lived a trouble free life, and I really don't care about myself, but it's not about me.................................................................

    Agreed

i am currently in Uk people here are effected by war re cost of living increases, on top of tax increases, that  they talk about...... the actual war is from what i see is not really that important to them

It might not be important to some now, but price increases wil be the least of their worries if the situation gets seriously out of hand....................................... and I can assure you that those who follow the news, current and world affairs are extremely concerned about the situation in Ukraine now and have been since the very start............

i got used to it, barely noticed it, and even began to find it reassuring

I get that.............'the call to prayer' would've challenged me for sure.................................. I had the same with cockerels in the middle of urban Bristol, UK................. drove me mad at first, then I got my head around it, mind over matter and harked back to rural times in Samui, and, I too, found it reassuring....................it's not often I surprise myself..!!

  9. If a retired person thinks he needs lessons to learn how to change gears, well really they shouldn't be considering riding a motorcycle in Thailand................If you know, you know and if you don't by now, well, it's more than a sign............................................

Kids need to go to a good school from 4 to 10 years old especially. That is where they will fall behind in the world of educated in Thailand or it will cost quite a lot of $$ here and often just okay education. In the states and probably in the UK so many suburbs have incredibly good public/ free school systems.

Your opening sentance very true and the rest we should probably discuss in one of AN's 'Education threads'..............................................quite an involved and passionate topic.................................................

That would depend on your country of birth's tax rules, e.g. if you leave Australia and are deemed a non-resident for tax purposes, your Capital Gains Tax bill when you sell your property can be as high as 42%, not from the time you exited the country, but from when you purchased the country.

The CGT is on top of the 32% tax you pay on every dollar collected from rent, and you cannot negatively claim any losses, e.g. council/water rates, agent's commissions, vacancy, interest from mortgage, if any, however when you do sell those losses can be added up and taken off the CGT amount.

In other words, you do not want to own property back in Oz, unless you intend on returning someday, either way, you will be up for CGT when you sell for the years you were a non-resident.

I do hear they are changing the way they consider you being a non-resident, and to be honest, from what little I read, didn't look any better for ex-pats, suffice to say they still can't vote or use Medicare until they have re-established residency for at least 6 months, all this for those who have worked their rear ends off and paid taxes for year, but if you haven't and didn't leave the country and are unemployed and want to sit on your rear, they will look after you, go figure, ah, I recall the days when my old man used to say, Australia the lucky country ????

Long gone are the heady days of being a landlord, pretty much anywhere in the Western world I believe..........................CGT; I hadn't considered in my post above, nor had I, whether one is non domicile, as personally, I wouldn't be.................................................cheers for highlighting the potential pitfalls worldwide............................

Sounds like you should not have a child in Thailand. I often thought it's a bad idea.

IMO, Thailand is a superb place to bring up children, especially in their first 10 years or so................for me, it was an amazing experience and according to my now grown up daughter which is the true litmus test, I guess......................"just the best life"............................................... and you know what, I can't ever remember encountering any miserable kids, something I can't say about the UK................................

Europe is mainly dependent on Russian gas, not gasoline. The gas is hard to transport. You really need pipelines if you don´t want to freeze it to liquid and transport it on ships. Russia don´t have any major pipelines to China or India. It´s gonna take many years to build. So Russia will suffer, be sure. Gasoline they can probably sell on the black market but to a fraction of the market value.

Europe was in the transit for green tech energy anyway so this just hasten the process. It will cost more since it now must be done quicker. But after that the Russians will have nothing to sell to the world.
War is not won by militaristic strong men with big guns. It´s won by economy, and in that field Russia is a dwarf and will sink even further down. Today they rival Italy in economic terms. Tomorrow they will have to compare themselves with North Korea.

Good straight forward informed logic and many would wish it was going to be that simple, me included...................but you know the jigsaw is far more complicated and certainly unpredictable.....................................I don't think there's anyone on this earth that has a clue what the outcome will be, but if I were a betting man, I would say that it will be an East and West carve up, coming alot quicker than we had anticipated 6 weeks ago...............................where Russia comes into the equation, I wouldn't have a clue............................................
