Easy go to money lenders they will help you with alacrity as they will take it when you renege on their extortionate interest rates
I think you will find it almost impossible to refinance with a reputable bank unless you are buying it, and then very difficult, generally only those who do not need to borrow can borrow

This is very simple
What you are doing is illegal, and you are aware of it
You are in a foreign land so you have to expect to live with the consequences
You are not so charitable you are making money
If In your home country and you run a school without the approvals etc, you know you would be shut down
Obvious solution, shut down immediately
Research the situation and try to find a legal way to reopen
At the moment you are free to leave Thailand
Jail time in Thailand is not recommended, breaking the law for 16 continuos years is serious

Definitely yes , if you appear drunk and do not take good care of your bags and also hide in a quiet badly lit areas, also flash plenty of dollar bills
Definitely no if you behave well stay, in busy areas, have a small chain to go through all the handles of your bags, and generally act responsibly
So it is up to you as is the case on 95% of safety problems; some people just attract problems because of their behaviour, and this is not just in Thailand but in the whole world, London and NewYork as well
The thief and opportunist will choose someone other than the well prepared person, who are easier targets, so you make some of your own luck

The key is not to accept any payment slip that lists payment in $. They can be very sneaky about this but have no right to change in anything but local currency if that is your choice.
Absolutely correct, it is not the local merchant who makes money on this but the bank

In your previous thread it was suggested maybe a hotel initially, you chose not to go that route, there you would have had a manager to resolve your problems
You are only staying short term, and say test live, so the test live has fallen below your expectations, but it was a test
May I suggest a little bored, you are very fortunate to be retired so early, find yourself a nice young lady, ( or even a bad young lady!)
You come from Australia I believe where you have some of the most wonderful beaches and ocean , maybe you need to go home, but remember you will take yourself with you

Moral is if you rent,( and I do not), KEEP YOUR BILLS and RECEIPTS, ( always insist on written receipt when paying rent) this will likely guarantee you get your deposit back, PLEASE SPREAD THE MESSAGE
I have not experienced not getting deposits back, but from what I have heard and read it appears to be a big problem in Thailand
It can probably also help if your landlord starts being unreasonable, it is always good to have that hidden ace up your sleeve ! ! ! !

I am constantly asking financial questions of all Thai's I meet.
My phuket lady tells me restaurant owners she knows make 1-2 million a month profit in high season and that's why they can buy property and houses.
She also knows some fruit market ladies and they can make 10-20 k profit a day for high season. This year maybe only 10 k a day. Low season is 2-5 k. My friend has loaned these for folks some $. She told me interest free. We stopped by every day to collect 500 baht and I didn't VC want law trouble from illegal loan sharking

These people make so much money, so you are informed
So why are they borrowing from you/your girlfriend at money lender rates, no sense, none
I wonder is in fact; she in reality borrowing from them, who knows

Go to many medium sized restaurants and people bring their own booze This is Thailand
Many Thais eat their own food in restaurants and the street vendors sell there This is Thailand
Open a 7/11 store and soon Family Mart or Tesco Lotus opens next door This is Thailand
For the man who has a shop, he knows this is Thailand, and if he is not happy he can go to a shopping mall, This is Thailand
Mini bus and buses generally kill many people each month, the energy to change should be directed to things like this, not persecuting street traders
Thailand is Thailand with many imperfections as we all have

Sadly you appear to have been screwed, but remember this is Thailand
So far as I understand the defamation laws here are almost as difficult as the laws preventing comments on the royal family
Be careful as I understand it, even if you tell the full truth, under the defamation laws the person you are naming has the right to bring not only a civil action but also a criminal action against you, and you already know your landlord is not a nice person
I would like to name and shame a hospital for medical malpractice but I believe it is too dangerous, even using internet cafes and VPNs, these defamation laws protect the crooks
Unfortunately you have now moved, and are having difficulty getting your deposit back, something that seems the norm in Thailand
You would have been better to agree the increase, and stay, so as not to loose your deposit and at the end of the term stop paying the rent so as to TAKE your deposit back
I am not a lawyer and only give advice based on my understandings and simple common sense
Move on put this behind you, otherwise you will be beaten up more mentally

ABSOLUTELY of course everyone thinks the foreigner is going to pay
Preferably at the beginning of the meal get out a big wad of 1000 batt notes, let everyone see
OR despatch one of the ladies to the ATM with your card and PIN, and tell her to bring back 20,000batt
Everyone will love you they will order food and waste it and when they go you can be assured they will return for more
What rubbish many will say, well only equal to the original post is the foreigner expected to pay
A fool and his/her money are easily parted and soon become broke
TRY AND LIVE IN THE REAL WORLD

They add color, they add some very good street food
They are doing their best to survive and pay their way
Sending them to the approved markets will be the end of many
I suggest those making these rules in their chaufeured limosines change places for a week, this is just SO SAD

I love them bought many things, also many refunds, never a problem, living in Issan and paying on delivery is perfect

Just give them an ATM card, it will remove everyones worries on how they are going to extract money from you

An observation, and I am not a lawyer, merely a retired Chartered Accountant from England, I believe under Thai Law you are entitled to at least 50% of your wife estate, if you could sell some of the land you have inherited, it could fund the 800,000 required for retirement visa, or maybe borrow from the sister
The economics of farming rice today do not add up, you are better buying the rice each December from other farmers
To others reading this thread, it is important our wives have wills, my wife today owns more than I do all of which has come from me, and if she dies before me it all comes back to me, and without it I would not have enough to continue a very comfortable life here in Thailand
My wife is 30 yrs younger than me, and over time I have been transferring assets so when I go she will be well provided for and have no hassle, I do also have power of attorney over those assets but in the event of her death that would cease

Most of my assets are now in my wife's sole name, (in Singapore) although I manage the investments and have power of attorney and control on a day to day basis until dead
My bank accounts, here and UK,(the UK is joint just in case, but could still get frozen until IOM probate granted) she and a friend have access to internet banking, she is already in the list of authorised payees and have been told to empty them IMMEDIATELY
House in my wife's name
Easy NO PROBATE here or in UK
I also have will in Thai and English, in case I have screwed up
And for the Doom and Gloom merchants, I trust and love my wife, maybe not normal here, but good for me
I paid a few years ago for a pillar in the local temple and she will have me burnt there, and has been told to tell everyone I left her very little so as to keep the vultures away
I have also told her I would be happy for her to find a new husband but insist on 100,000 per month contribution so as to keep the free loaders away, if she stays unmarried she is well provided for
