A Last Will & Testament clearly stating that you will continue to live in the property until your death or otherwise abandoned the house.
It is a "Life Estate". Very common in LW&T and can withstand the scrutiny of the court and is enforceable in a court of law. Your welcome.

Not a very intelligent decision. He could have saved the 70,000 THB plus and just lived with a dual citizenship. No problems, no strings. This guy has shown himself to be the perfect example (poster boy) of the Thai school system. Not sure I understand why this deserved front row space on Thaivisa.

You can do it exactly the way you laid it out. You should have zero problem. If there are any comments stating differently they are wrong. I have had a retirement visa for 17 years and the way you describe, even with some changes to the Immigration procedures is what has to be done. Good luck and enjoy your new life.

You do not need a Thai visa to stay in the airport and continue on a connecting flight.

The problem starts at home. Young men witness the abuse of their mothers by the man of the house. It becomes a part of their life, it's ingrained into the culture, part of the Thai society. It's shameful and humiliating for the victims of such violence. Education of course is the key to stopping this type of behavior before it gets started. One thing you neglected to mention in your post is that this type of behavior is acceptable in many third world countries, of which Thailand is one. New legislation must be considered for the protection of woman of all ages, passing new laws with severe penalties for the violators would be a good start along with public forums and support groups bringing awareness to the people of Thailand.

There is nothing that says you can not have unlimited tourist visas in a year. There is a new law that says you can only do a visa on arrival twice in 12 months (which I've already done of course). Thanks for your comments.
You don't want a retirement visa? That alone shows that you are not thinking right. You would rather have these visa difficulties? Something is just not right.

Hire an attorney to go with you to the Police immediately to make sure that you are on record relative to the overstay. Great people with immigration issues are The Kingdom Law group co.Ltd., they did a great job for me and my wife.

You cannot live "WELL" on 10K per month with two kids in school anywhere. Don't worry, no health care will certainly catch up with you.

There is a government phone number 1111. You will get a live person and they will answer any questions you have about any government activities and policies. That is your best bet to get a correct answer to your question. If you are out of the country perhaps you have a friend in Thailand who can make the call for you.

Listen up!!! Get yourself to a good and honest English speaking attorney. You do not indicate where you are living with this lunatic but, find an attorney preferably in Bangkok. The attorney can file Police reports on your behalf. Keep accurate records of times and dates of the physical attacks by your GF. Once you have done that, leave this nut before she kills you. Let her go file her complaints and the Police will ask why she didn't come forward before when they happened? They will ask you the same. The fact that she delayed her complaints shows she does not have the best credibility and was only using the accusations to intimidate you. Without an attorney you will never get this straightened out. I have used a law firm in BKK for various legal things and have found them to be excellent people. The Kingdom Law Group Co.,Ltd. You DO NOT have to have a bank account in a Thai Bank. With the letter from the embassy you are good to go. No problems.

Take a plane and stop asking questions. The agency who employed you will cancel your work permit. You come back on a tourist visa.Done!
