  1. The Maps are free now. You have linked the wrong one.

This is the one for South East Asia. https://itunes.apple.com/us/app/sygic-southeast-asia-hong/id319359565?mt=8

I have purchased it now already since Garmin seems to be for Thailand only.

I also drive in the Philippines.

    Not free, they want 29.99.

Yes, but he was saying that I have to pay every year for the Maps.

But that is not the case.

You pay one time 29,99 and they are free for lifetime.

  2. Create a new Apple I.D. for thailand , and use your thai visa card

But you will lose all your current purchases. They are not compatible. Even the free ones.

Then my iPad must be broken and working incorrectly, as It was set up on a US iTunes account (with some free and paid apps downloaded) then signed out and back in on a Thai iTunes account so I could ALSO download a few Thai iptv and other apps only available from the Thai appstore.

The 'real' reason I use dual accounts on the iPad is to keep my family from spending my money on stupid apps, so they have their own account.

Login with your Thai account and try to update your Apps purchased from the US store.

I am sure it won't work.

  3. Apple seems to have a rather peculiar rule that you can only use a credit card from a bank in the country you live. Once I no longer had an address I could use in the US and moved my address to Thailand, my US card could not be used in the app store because my address is in Thailand and I could not use the card in Thailand because the card was issued at a US bank. I am guessing the only way around this is to get a card from a Thai bank but that seems rather silly since Apple is the only place I can’t use my present cards.

The clue is not to change the address in the store and of course not to change the Store from US to Thai. Just leave your US address in and your US credit card and US App store and everything works normal.

But if you lose your credit card for any reason just keep your current store and buy iTunes/App store voucher cards from ebay or Amazon. Usually they send you the code within minutes via email.

    Try this:

Once your account is back to Zero Pounds change the store to Thailand.

Than change your address and all related details.

Try to add Thai Credit Card again.

Is it a Debit card or a "real"credit card? If its the debit card I believe you must enable online purchases first at your Bank.

    Good Luck.

and made sure i had total accounting of all my assets in writing prior to getting married.

All my accounts in my name only. I don,t think they become available to my wife???

you need to change to a different wife the one you propose is too expensive

    You don,t get it.

I believe the op means the 3.2 million is sin sot which is going to be returned to them after the wedding and he wants to know if using the 3.2 million as a down payment on a condo could be used to secure a mortgage on a 10-15 million condo seeing as he is working here, the simple answer would be over a 10 duration 40k/m repayment wouldn't cover 10-15 million loan one suspects he needs to be looking at a 6-8 million condo given the numbers stated

But could it be done in principle ? Yes

I shudder to think how much interest you will pay over the term of the mortgage.

    Roughly and without compounding

If the rate was 4% on a 10mil loan then thats 400,000 baht a year interest, if you pay of 40k a month or 480,000 in a year then after 12 month you still owe 9,920,000

I would consider buying a smaller/cheaper condo, so you have no debts when you start your married life together, and no stress over servicing a substantial loan.

    best of luck

Maybe you have misunderstand. The 3,2 Million (100k USD) are my savings. I want it to use for a down payment on a condo. It has nothing to do with the wedding.

Maybe Soutpeel and dean008 are right about getting a cheaper/smaller condo. Or wait a bit longer and save up more money.

But I guess we will give it a try and see what is possible.

  6. First off, think like the lending officer at the bank. What information would he want to feel comfortable giving you money to buy your condo? Conversely, if you were the bank, what would you need to know to give money to a stranger?

    Good Point.

How much down payment are you going to provide?

That would be the 100k. Maybe I can manage to save up a little more.

You state second year of work permit of your Thai company. What are the annual profits from that company? Bank will look at your profits and then deduct your cost of living to determine how large a monthly payment you could safely afford. However, a two year track record is very short.

I don't want to give to much information about that here on ThaiVisa but I get your point. Thanks.

Sorry, but I suspect you will have an very difficult, if not impossible time getting someone to lend to you. If you had major resources, would you lend to a stranger just like you with the same request? I doubt it.

and what if we do it in the Name of my Thai Wife? Does it makes any difference? Will she get a loan more easier than me?

    Thank you.
