My landlord didn't to give receipts for cash payments, so I asked for a bank account to transfer the money to when I was going to be away one month and after that I have been transferring directly his the account (at the bank), that way I have both a physical payment slip and a digital copy of the transaction available from the bank if there would ever be any problem! Well, I got my deposit back on 2 occasions, the second time with some money for electric deducted that I wasn't sure was correct. In one case, there was damage that I felt I should have to pay for, but the owner said "Nah, we'll call it normal wear", and gave back my full deposit. Here! Think I have received a total of 200k+ THB or so back over the several years living here. Never had any issue. Quite contrary, all my landlords were very pleasant people, sometimes generously ignored minor damages or things missing that I was willing to pay for.
