Pay your bills with bank transfers and keep the payment slips, that way there is no problem with cash payments and no receipt. My landlord didn't to give receipts for cash payments, so I asked for a bank account to transfer the money to when I was going to be away one month and after that I have been transferring directly his the account (at the bank), that way I have both a physical payment slip and a digital copy of the transaction available from the bank if there would ever be any problem!

Well, I got my deposit back on 2 occasions, the second time with some money for electric deducted that I wasn't sure was correct.

 

The one time I had paid a deposit in the UK I lost all of it, so Thailand nearly 100% better (so far!).

Maybe this landlord don't want money going through her bank account due to the fact she probably isn't paying tax on the income.i don't know one Thai who pays tax on income.

For what it is worth, I have rented 2 apartments and 2 townhouses during 8 years, and in every case I have gotten back every baht of my deposit. In one case, there was damage that I felt I should have to pay for, but the owner said "Nah, we'll call it normal wear", and gave back my full deposit. Seems I am quite fortunate, given the stories to the contrary here in TVF.

you  must  live in a very small  world as my Wife does this for a job, year in year out, 90+% get it  back she  must deal with hundreds of  rooms but let the myth continue.

Perhaps she (the landlord) didn't want to produce her ID card, blue book etc to the Immi office for tax reasons. If so, it would be impossible for the farang to do the TM30.

Here! Think I have received a total of 200k+ THB or so back over the several years living here. Never had any issue. Quite contrary, all my landlords were very pleasant people, sometimes generously ignored minor damages or things missing that I was willing to pay for. One landlord showed up with a gift for my mom when she found out that I left because my Mo was seriously sick.

Never lost a deposit in 18 years, god knows how many homes..

Thai people break the rules on a daily basis. For example on the roads driving vehicle or motorcycle. Then their is the discrimination against foreigners as we need to pay more fore entering public places sometimes 10 times as much. So shut up you stupid woman. Your UK friend lost my sympathy when I read drink driving. 50.000 baht might teach him a lesson not to, but a while in Jail would be better. He could have hit and kill innocent pedestrians. 

 

It is impossible to "accidently" drink and drive. It's a crime commited willingly with no regards for safety of others.

We didn't expect to get the deposit back as we left a month early. Surprise, we did get it back. Seems I'm a 1st for you.
