If you are married with a thai, many things seems to be more difficult in Thailand then for any tourist who stay in this country: If you are married: Anything you buy for YOUR money is 50/50% with your wife. So if some day you want/must divorce you must fight at thai court for 50% of YOUR money without any guarantee you will get it. If you buy a real estate 100% goes to your wife - the land must be signed before buy that it is her (money), the house is theoretically 50/50% - but how are you going to sell it without any rights to the land or how are you going to live there with your ex-wife and possibly with her new bf or her family? It’s almost sure she will not want to sell the house since she is the real owner of the house but wouldn’t be owner of all the money if sell the house. If you not married: Whatever you buy (eg a car) its 100% YOURS and no need to worry about future, no need to fight for your money. You can buy a house and lease the land for 30 years. This is 100% YOURS and you control it in 100%. You can sell or rent it anytime, you can allow or NOT allow anyone to live there. This also affects other issues. Eg to get a marriage visa “O”, (for 3 months) one had to prepare and send to embassy lots of documents (from his country and from Thailand) which generates costs and time. If not married, just show passport and get multi-entry tourist visa (3 x 2 months) in one day without ANY document required. Of course you can get the tourist visa when married too - but this means you not gain anything when married. So if you are married and want to buy a house, it's better to divorce first - this will grant you more rights in Thailand, then you can buy the house and stay in the house with your ex-wife, owning and controlling the house in 100%.
