FritsSikkink
How did you buy the land? If with a company, who are the shareholders?
rutteketuut
I bought the land in my wifes name about 10 months before I got married to her. I have a 30 year lease on it.
stevenl
So your wife owns the house, you own the lease.

Did you sign the lease with her before or after you were married?... Are you on amicable terms with her?...

She's not after money.
sfokevin
It’s her house legally... So you must convince her to sell... She could keep 100% of the proceeds legally... You have no ownership rights... The only leverage you you have is the lease that allows you to stay in the house for 30 years... This would not be of much leverage to force her to sell if she doesn’t want to sell but could induce her to share the proceeds if you relinquish the lease as part of the sale... jackdd
No, you can not sell your wife's house by yourself ???? What sfokevin said is imho correct.

baansgr
A lot depends on the lease wording. Is the lease transferable? And who would want to buy a property with only 17 year lease anyway? As your wife owns the land you can't sell it. Make an agreement with her when she is sober.

rutteketuut
And when divorce?
jackdd
Your wife bought the house before you got married, so it's 100% hers, does not matter if you are married or divorced.

baansgr
Seems to be a classic example of what use having a lease or usafruct is.... OK if you wanna stay in the same place all your life or 30 years but monetary value is zilch.
