Marriage Visa

The income of 40k baht baht needed to apply for an extension of stay based upon marriage can only be your income.

For the 400k baht in a Thai bank in your name only there is no requirement to show where it came from.

Immigration requires it to be liquid assets that can be used for you to live on. A house, land and etc cannot be used.

Because you are applying to stay with your wife and must prove you have the funds available to fund your stay.

Yes you're right but when you're officially married in Thailand you're 50/50. So if you divorce you get 50 percent. If she dies then you have one year to sell the property or put it into a company name. Immigration should consider this in deciding your application.

The requirement has nothing to do with your overall financial worth/assets. You are applying for temporary permission to stay and need to provide evidence of your available cash or income for that 1 year stay — only.

 

I’ve known offices accept a joint bank account if you have 800K (50% assumed as yours), but that as far as they are likely to go and not guaranteed.
