Sounds more like a hotel than a condo.

The Chinese are already  investing in this Hotel managed condo  leasing  arrangement a in Phuket.

see sales  blurb below...

Hotel managed condos are perfect investments for repeat visitors to Thailand who love the lifestyle it has to offer and who wish to be part of the growth that they can see with their very own eyes.

At present a handful of condos and apartments in Phuket are set to be managed by hotel brands upon completion, and that’s a trend likely to continue.

The hotel managed investment offered to buyers tends to feature:

  • An initial period of guaranteed returns, usually 6 – 10% for 3 to 15 years.
  • A time period in which owners can stay free of charge, usually 14 – 45 days per year.
  • Compulsory purchase of a furniture package.

A few quality condos around (Quality = Not Russian, Not Chinese lowrises).  Look at waterfront places like Zire, Palms, Sands Pratumnak.  For peace of mind, avoid the giant beehive condos.

Too true regarding waterfront.  And, you can add ocean view.  Signed a contract yesterday to sell my 16th condo in Pattaya.  The one thing they have all had in common, other than they made money, was ocean view.  The buyer is Chinese so this means the last 5 condos I have sold have had Chinese buyers.  This was a 2br/2ba in the 7MB price range so some Chinese are buying more than small studios and 1 bedrooms.

Wont there be a oversupply soon?

mind you a lot if us have been saying that for years and they still seem to be holding their prices i guess

They are like used cars. They are only worth 80% of what you paid for them as 20% is skimmed off as commission by the honest real estate agent who reluctantly sold it to you at a knock down price. Your down payment is his commission.
