banagan
I'm renovating a condo and management has said I need to pay a 6000 baht fee. Is this a thing here?
Jingthing
Unfortunately yes. 6000 is low. I assume it's a security deposit refundable later after fees and damages are deducted. Is it put back into building maintenance? Manager has little English, so couldn't explain properly.
Jingthing
There is probably a daily fee and that's a deposit. Sometimes other units are damaged with renovations. Best try to get a translation. Jingthing
Well a deposit in case of damage makes sense. That's probably what it is but they're probably also deducting a daily fee so you won't get the full amount back regardless. They might want to inspect the work after it's done too. You own the interior but that's all. Sent from my Lenovo A7020a48 using Thailand Forum - Thaivisa mobile app

Some want a lump sum deposited for any damage if doing a full on renovation involving plumbing or electrical - then often deduct a daily inconvenience fee for noise and hallway cleaning when returning amount requested. Every condo is different but that is a general idea from experience.

Peterw42
Sounds like a security deposit/bond to cover possible damage from tradesmen, deliveries etc. It may even be an insurance premium to cover liability. It shows the block is well run, otherwise its a free for all, people get a load of bricks dumped in the carpark, a tradesman trips the fire alarm, causes water damage etc.

The fees can vary but compared to the same back in Australia they are very reasonable. Average is probably 10-20k a year for a studio/1Brm. Some older blocks can be very cheap, but they never have any money to fix anything.
Banana7
I paid 10,000 baht deposit, which is reduced by 300 baht per day. The daily fee is for the workers using the lift and extra cleaning in common spaces due to construction dust and debris.
