Yes a picture is worth a thousand words.  How about midweek lunch pictures.  So not the busiest time.  That would be Saturdays/Sundays around 6pm where it's probably 5x busier than this.  The pictures don't necessarily show it but I would say a lot of these restaurants were around 3/4 full or more.  Each picture a different restaurant.

 

So now the serial pessimists will say "buh..but not enough farangs" or something.  Because how can a Mall in Thailand survive with mostly just Thais?  And if I posted pictures of all the Farangs around Pattaya all over the place right now (like I did on another thread) they willl just try to find other reasons spin it negative.  Because that's what a lot of guys who spend far to much time on this board live for, apparently.

I didn't even bother to take a picture of Shabusuki because yes, it's almost always full and like shooting fish in a barrel trying to prove a point with that place.  Even the one at Harbor seems to do ok.

So, we have some photos of customer in the restaurants in T21.

 

How many shops, not restaurants, with no customers in them at all, did you walk past on the way to taking these photos????

 

But T21 must be busy because there are some people eating in some restaurants.  ????

Yeah? People were talking like this about Central Festival which opened in January 2009. It's still there despite all the doom and gloom reports. Terminal 21 is a fantastic mall and a great addition to Pattaya, and IMO much better than Central in nearly every way, apart from Foodland, which is a letdown compared to Tops at Central.

 

Now you talk about "having a purpose". The purpose is shopping and dining. I don't know about all the other people you see, but I spend there. I'm sure I'm not the only one.

It doesn't matter what it is.  People here will always complain and say it will fail (and they are almost always wrong).  There were a bunch of threads here where lots of people (who had no clue what they were talking about) were saying the new Sukhumvit/Klang tunnel was going to flood everytime it rained, which never happened.  There were numerous threads on it. For some reason some guys on this board live to complain and talk about how much Thailand sucks and how Thais can't do anything right and how everything Thais do will fail and try paint everything in as negative a light as possible.  Must be their own insecurities showing through.

No one has ever suggested the whole T21 mall will go broke and shut its doors.

 

Some members, including myself, has said certain shops inside will close.  If / when, and what they will be replaced with, who knows? 

 

I have suggested maybe T21 was designed to be easily reconfigured, and could become a casino in the future.  Maybe some Thai officials have inside knowledge of this possibility.

 

Central was never busy, but now must share with T21, what little customers can / will / do shop in brand name stores, other than food chains. 

 

As another member suggested, the cart before the horse.  They build it here thinking the people will come, instead of building it to meet the demand.

Central has not always been quiet. It's actually quite busy and still busier than T21 due to its more convenient location for tourists. I've heard that Central Festival in Pattaya is Thailand's most successful Central mall. Just because people are not rushing into a Calvin Klein store to pay 5000 baht for underwear means nothing. They get their big spending customers and if they don't, they close down. Many stores have closed down in Central over the years, and some have already closed in the first year at T21.

 

Have you visited Central World in Bangkok. The Emporium perhaps? Right on the BTS line and they always seem quiet whenever I've been there. Quiet malls that keep on keeping on seems to be the rule rather than the exception in Thailand. The only time that high end luxury stores are busy is during season sales... yet they seem to stay in business, year after year.

 

Hey, I just realised, today is the 1 year anniversary of T21. Happy Anniversary!!!!

Allow me to explain. In luxury stores, crowds are rarely seen. They always look quiet to casual passersby (you). I have to assume if they remain open year after year, they are making money. Using Calvin Klein as an example, they recently remodelled and doubled the size of their Central Festival store (near Starbucks). I noted, upon browsing through their collection, that their basic jeans are around 10,000 baht. There's only one luxury store I've seen that is busy... Louis Vuitton in Siam Paragon. You have to queue up to get inside. The Chanel store nearby however, is about as quiet as a morgue. I once saw a dress in there for around 360,000 baht, and that was probably about 8 years ago, about the time I paid a lousy 30k (one of the cheapest bags back then) for a Louis Vuitton bag for my wife. You do get free coffee or tea while they process your order though LOL.

 

I'm sure people with money sneak into these luxury stores when you're not watching. People who don't enjoy rubbing shoulders with hordes of penny pinchers.

Firstly, these stores don't look quiet, they look dead. How many times must you walk past and see NO customers inside them to form that opinion? I have walked past these stores on different days of the week, and at different times of the day.  No customers inside.  Just when do you think the customers are sneaking in? I'll sometimes have a coffee or a juice and sit for 30 mins and view several shops on a floor.  No customers enter the shops. 

 

Don't assume just because they are open year after year they are making money.  Many chain stores will take a loss on a shop just to have a presence in a mall next to their competitors. 

 

If you have only seen one store busy, Louise Vuitton in Siam Paragon, what does that say about the other stores?  Do you think the Chanel store nearby is making money?

 

Profit = Sales.  No customers = no sales.  

 

Have you seen the "Coming Soon" facades over many shops?  Another member posted photos of some of them.  Why do you think the shops there closed?

Should we tell (^) this guy they are knock offs because apparently he thinks those 180 baht name brand shirts are totally real.  And if it were a "good" haggle you could get them for 150.

So basically, according to your analysis, just about every luxury brand store in Thailand is losing money in all the malls, as these same outlets are present in all major shopping malls in Thailand... and they all look quiet, or dead.

 

There are people sneaking into these quiet stores when you aren't watching. I'm positive the Chanel store in Siam Paragon is making money. Chanel goods are like luxury cars... they have their customers and they don't need crowds of people you can spot over coffee.

 

I thought you might have figured out why the Louis Vuitton store in Siam Paragon is/was busy. There were only 3 stores in Thailand, 2 in Bangkok and 1 in Phuket. Now there's 3 in Bangkok.

Good copies cost a lot more than 250 baht, and you can get good copies, but not at the markets here. That 250 baht one would fall apart after a couple of uses if she ever decided to use it at all, as she was probably too embarrassed to carry such an obvious knock off. Maybe you can't tell the difference, but most ladies can. You were ripped off because it's basically worthless junk and probably ended up disintegrating in a draw.

Nope still has it (along with 100 other bags). Served the purpose, I was well rewarded for the present which she appreciated.

I thought you might have figured out why the Louis Vuitton store in Siam Paragon is/was busy. There were only 3 stores in Thailand, 2 in Bangkok and 1 in Phuket. Now there's 3 in Bangkok.

Did I mention every luxury brand store in Thailand????  No, I mentioned the luxury brand stores in Central and T21.  These are the ones I have observed with my own eyes, on many occasions.  Little to no customers.   

 

They have to pay rent, staff, electric etc, and of course, carry stock on hand, although some of this might be on consignment, but from what I see, the small custom would not even cover the rent. 

 

Even non luxury brand shops, like shoe shops, have some customers, but not many sales. 

 

I do notice the major chain pharmacies in Central are busy, and not for medication, but for brand name skin care, shampoos, soaps etc.

I had a pal whose partner had quite a sideline buying such things off bargirls, where the guy had gone home or a relationship had broken down. They could sell the gold themselves, but she picked up bargain basement designer stuff and loads of top-end phones for a song. She had some choice words as to the intellect of these girls, effectively giving away this stuff.... but much better ones for the falangs who bought it.
