I have always been reasonable with my landlords. The second one became a personal friend. Still tried to screw me when I handed my notice in, despite the fact that, in trying to be helpful, I gave him almost 4 months notice and agreed to show prospctive renters/buyers round the property.

I have terminated 2 rental agreements in the last 3 years.  The first one was a very unreasonable and very stupid Thai owner who wanted us to buy a new aircon.  I terminated the lease in 2 days. 

 

I told the agent, whose sig was on the lease, that I held him responsible.  As far as I was concerned the owner reneged on the lease and as such it was terminated with all monies due us immediately.

 

It took two weeks but we got every satang back.

 

My last rental the landlord returned my monies the day we moved.  

 

So I say complete nonsense to your statement of "complete nonsense."
