If you want to sell a condo while you are legally present in the country, you need to have a valid, unexpired permission to stay or extension of your permission to stay given you by immigrations. Many people have stayed in Thailand for many years after the visa they first used had expired. If you remain in the country once your permission to stay or extension of that permission to stay expires then you'll have more problems than just trying to sell a condo.
