We are about to build a 164SQM single storey house and we have been told that we need a structural engineer to sign off on it as its over 150SQM.

Is this correct?

You don't say where you are, but rules vary by district so it could well be needed to get your building permit.

We based our home on one of the free government plans which are available at your local amphur office, these are pre-approved so you don't need an engineer. If you don't change the structure radically then you're good to go.

Some of the plans are here http://www.crossy.co.uk/Thai_House_Plans/index.html
