I think there will be a growing bottom-end rental market to cash-strapped elderly British - a lot of the British guys I know seem to be struggling financially these days.... As I wrote earlier, my wife gets 7% renting out some basic rooms to Thais up by Sukhumvit. I think 5%+ is attainable. Actually people will have a lot problems getting that return once the real estate market crashes, prices of many units will be forced lower causing the cheaper ones to also get even lower than it already is today. I know of units in CM that cost around 1M baht and their rent value now is only 4K baht after paying building fees. Units almost can't even be rented out, they are always available for rent since over a year or so. Tricky business to be in, can't sell it either means 0-3% returns average only. Perhaps easy for X years to make a nice ROI, different if talking over 2 decades time. It used to be easy, not anymore today. Wrong country to start with it too.
