The Investment Promotion Act grant sincentives to the business, not the individual, but under the BOI scheme a foreigner may control their Thai business, something which can not be done with a conventional Thai Company Ltd. And if they control the company, it means they also have control over any land owned by the company. Any foreigner who is in a position to utilise the BOI scheme is also afforded legal control of a Thai property. It's still the company that is the owner, not a foreign individual. And such foreign companies are normally major business like big resorts, where BOI has a limit of investment. I've heard (read) 500 million baht as minimum mention a couple of times. I presume that it could also be for example a car manufacturer that wish to make a factory.

Impressive looking land deeds, wonder if they still have them? With the renewed interest in Lunar colonization might be worth some big money now
