 I don't have a property here.  I can see you have a conflict of interest.  Try to be subjective.  Do you really think this crisis will not / should not effect the property market here?   

You could pick from several options and time frames, the wife chose 3 months on a reduced interest rate, with no penalty. 

The banks are being subsidised by the government, its part of the stimulus packages.

Most Thais should be able to hang on to their properties and most expats will have no reason to sell. Sure the property market, new projects etc, will be effected but there isnt a wholesale dumping of property or price drops happening.

You do know there were already hundreds on the market here before the virus.

A lot of the time they don't really have that option.  The provinces and villages of Thailand are not the same as Bangkok and often they don't really have choice in what they do.  Unfortunately many Thais see their children, particularly girls, as being solely there to provide income to them.

Thread's not about the rest of the world, and Pattaya wholly relies on tourism unlike most cities. They could take the opportunity to at least plan and get things in place for it to transform to their family-style destination and be ready for the eventual return of tourists.

In addition the measures taken by Western countries to protect the workers who have lost their jobs etc means a recession and higher taxation is on the cards when covid-19 runs down. Many businesses in the west will have gone bust by then and many airlines aren't sure if they will survive either so Thailand/Asia in general is looking at low tourist numbers for some years to come.

Maybe it's time for them to focus on what real tourists want and not the old sex brigade of beer & fun.
Time to re-model Pattaya for when this is all over or just bring back the old rubbish.

And they will pick it all up, cheap.

 

The Chinese government can stop their citizens traveling, so they will let Thailand bleed out slowly, and then come in and buy whole hotels, guest houses, bars, night clubs etc.

 

Pattaya nightlife will look quite different when this is over, and the Chinese have finished their shopping spree.
