rickudon
A small attractive pond will add value, and if a prospective buyer doesn't want it filling it in would not be too expensive. If it is a larger pond, depends entirely on the intentions of the purchaser. If he wants to build all over the plot, a large pond is a nuisance, if the land is used for Agriculture, might be an asset. Maintaining a large pond can be quite time consuming (I know!) But I am a water person.

I would want a reduction in pricing to cover the cost of filling in your mosquito breeding pond.
