You might think again a bit, too.  Most of the new condos you mentioned are being built far from Walking Street and the 'sex scene'.  One of the latest announced, Arom Wongamat, will be a huge 50 story plus super luxury project with both hotel and condos right on Wong Amat Beach.  It will join Zire, Northpoint, The Cove, Riviera Wong Amat, Wong Amat Tower, The Palm, and Baan Plai Haad among other upscale projects that have been built there in the past few years.  Ditto for lots of big projects in Jomtien and other areas, as well.

Cape Dara will be joined by Grande Centre Point 2, as well as a number of new boutique hotels like Cosi and LK Emerald Beach that have gone in recently.  Mytt Beach Hotel, a big, new hotel in north Pattaya, has the Vertical Ballroom which can seat 1000 people for events like weddings and large meetings.  The Ozo Hotel, yet another new hotel in north Pattaya, has a very visible children's play area by the pool as you drive by it.  Most of this new development is not being powered by the 'sex scene'.

Looks to be a copy of old Vegas, but I like it. Better than what they have now.

But those who are in charge should push Thailand forward as a regional leader, not back in time to a big tourist detination. However, I don't think armies througout the world know how to progress things, they only know how to destroy

I think this look reflects (previously mentioned) a computer game or cartoon. As I am still a tourist type I am less jaded in my opinions and feel the best way to modernize walking street and maintain the flavour is to maintain the current facade but recondition it as we would a heritage home or shop in the west. Add minimal New York or Nevada flare, same signage and a "family friendly" zone should be at the end closest to the resorts. This design will cause problems and new avenues of crime.

And what would that be, fish?

I also have noticed that smell and odd taste. But I'm reliably informed that the proper dose of antibiotics taken over two weeks or so should clear things up. The clammy smell and odd taste should be gone!

He sent the engineers away to come up with some revised designs ahead of the next discussion on the issue.

C'mon guys give us engineers a break. Either they weren't actually engineers, and the usual sloppy reporting, or the poor engineers were told to design stuff that is the province of urban planners, landscape architects etc.

All the developments you mention are not far enough imo

for the safety of the families and the tranquility of the mongers

they should be relocated at least 10\20 kms away from Pattaya.

Na Jomtiem was a good choice and Ban saray is the perfect area,

plus the beach is nice.

Mom and dad don't want to see hookers when they go out for a walk on

beach road, and the punters don't want to see children in their adult play area

and as far as i know the punters were here first

I think the local authorities got this all wrong ....

Penang turned George Town into a world heritage site .... Great success.

That is what they should do with Walking street .. When was the highlight years ?  Fix the broken street and pavement .. but revert everything back to what it was in the highlight year .....

Then apply for 'World Heritage Status' .... ???? ....  I am willing to bet it will be a great success!  The last thing 'we' need is more modern glass and neon lights ....

i like walking st ,its what happens when things evolve.give the planners the upper hand and you get a mall.a bland soulless mall.leave it alone and let it evolve natuarally,a bit of sleaze never hurt anyone

Ah, really sucked the life out of that end of Suk when they tore it down. Replaced by Dinosaur Park. Who comes to BKK for dinosaurs? Not too many Thais interested at 1000 baht entry. Thus it went down as well. Now going up in its place is the Emsphere, supposedly "The Vibe of Bangkok". Just what it needs, another shopping mall.

I'm curious. What would you suggest they replace Washington Square with. I must confess that I can't remember why it was all demolished, although I did venture there once or twice to eat. But wasn't it mostly just a hangout for the ageing American expats, and as their numbers fell away so did the viability of the Square?

It does seem that a golden opportunity to use the area for something original has been missed, but really - what could it be used for? I'm trying to think of how other cities around the world use their spaces, but they really are mostly shops and hotels, just like Bangkok. There is a park close by, so that isn't needed in the area. And mostly parks are little used during most of the day anyway as it's too hot to linger or exercise.

A water park might be fun, with a wave machine and beach. That's the best I can come up with. The Chinese are good at building that sort of thing so there'd be no problem attracting Chinese money to finance it and those hoards of visitors that Thailand believe are waiting at the borders ready to rush in as soon as the doors are opened. Goldmine.

Well, apparently Terminal 21 thought it was far enough, as did all the other developments I mentioned and the many others I didn't list.   I don't think the 'punters were here first' argument will get much traction but there seems to be places aplenty for everyone's interests and the more the merrier.

Great! Two years of road construction is coming to make the few tourists who come run away again... Pattaya needs more never ending constructions! That s how corruption money works....

I think it makes sense to get rid of the old structures and build something more modern since the younger generation and the new type of traveler expects a “newer” look. But... the city needs to seriously zone sections of the city for bars/ entertainment / residential... And when will casinos be allowed. That would put a boost in the economy.

And how do you think they could do that? These "old structures" are private properties, often with high value, and owners often are rich important and influent families.

Plus all on the sea side were built illegaly on a public non building land

(Aka the beach) and they have since posed a threat to the environment

and now for the safety of the people (The pillars under the buildings not

being maintened, an entire building could collapse into the sea at any moment)

Was  about time. But in my opinion this should go with a full redeployment of Soi 6. And probably a few others areas as well. Sex workers should move up market, a couple of thousand of them should be enough for a family resort. Some affluent happy husbands and dads might get the need.

And what would be the point of that? This may surprise you but you can find expensive hookers almost anywhere in the world.

Or are you being sarcastic? Sarcasm never works well in the printed word.

Casinos? Aren’t there already enough Chinese there?
