I don't see this as possible, unless a whole soi is owned by an individual or company, so, I can't see how the land, or the current buildings, can be repurposed to anything else than selling alcohol and / or sex. Some examples. If I look at Tree Town and the Excite Disco area. Long time they were unused and now they built/build some cheap structures. Can it be that it is used somehow because there is a new relatively high tax on unused areas? Just to avoid this tax that can be very many millions? And look at Made in Thailand - a prime location used for a pretty simple market. I think the owner will not hesitate to sell it for a good price. Pattaya has a lot of space that can be used for big business. And in respect of the many small buildings - some of them will collapse on their own...

Just to clarify, it was my understanding we were discussing existing structures being constructed of brick, not the tin roof beer bar complexes, which I agree with you, their days are numbered. Yes, I see banana farms are popping up on unimproved land in order to escape the tax. However, let's just say "big business" buy a large parcel of land and build a hotel, shopping mall, theme park, casino, or whatever. It will be surrounded by hundreds of small empty buildings. Those small building can not really be repurposed unless flattened, and the land redeveloped. As for Soi Made in Thailand, just like all the beer bar complexes here now, they will be gone in the near future. This was something that could be seen pre Covid. Popular Post KhaoYai
'Travel Bubbles', 'STV', 'ALSQ', 'Pattaya Model'..................................probably more When will they get it - the vast majority of tourists get a limited amount of time off work and will not spend all/the majority of their holiday in any form of quarantine. Nor will they pay for insurance, inflated flight prices etc. etc. The numbers that can stay long term and accept quarantine will hardly scratch the surface of the economic devastation in the Thai tourist industry. I'm not saying quarantine should be scapped but until it ends - they have to accept that there will be no noticeable recovery. Surely that's not rocket science? Why do they keep coming up with these pointless schemes? Do they just like to see theirselves on TV?

Not true? Look below for Vietnam for instance. So if the people don't like the Thai regulations they should go there ???? "As of today, the Vietnamese government continues to suspend entry into Vietnam to all foreigners, including people with a Vietnamese visa exemption certificate." https://vn.usembassy.gov/u-s-citizen-services/covid-19-information/ Easy for commie gov to do (though admittedly Thailand is not far off), but Vietnam's tourism GDP % is a fair bit behind Thailand afaik. Fear these countries doing complete blocks will have to contend with this thing for generations.

Or an alternative, like high speed cargo rail, or a super highway. Something is needed. Thailand desperately needs to improve on infrastructure, when it comes to cargo. It could lessen the need for highway transport of some goods. The highways are absolutely choked.

They then had a flare up of the virus, which which delayed that plan.
