And look at Made in Thailand - a prime location used for a pretty simple market. I think the owner will not hesitate to sell it for a good price. Pattaya has a lot of space that can be used for big business. And in respect of the many small buildings - some of them will collapse on their own...

Just to clarify, it was my understanding we were discussing existing structures being constructed of brick, not the tin roof beer bar complexes, which I agree with you, their days are numbered.  

 

Yes, I see banana farms are popping up on unimproved land in order to escape the tax.

 

However, let's just say "big business" buy a large parcel of land and build a hotel, shopping mall, theme park, casino, or whatever.  It will be surrounded by hundreds of small empty buildings.  Those small building can not really be repurposed unless flattened, and the land redeveloped.

 

As for Soi Made in Thailand, just like all the beer bar complexes here now, they will be gone in the near future. This was something that could be seen pre Covid.

they represent a lot more customers then in ages past

Easy for commie gov to do (though admittedly Thailand is not far off), but Vietnam's tourism GDP % is a fair bit behind Thailand afaik. Fear these countries doing complete blocks will have to contend with this thing for generations.

Vietnam was looking at travel bubbles with selected countries with similar low rates of infection.  They then had a flare up of the virus, which which delayed that plan.

But that project is more about benefit to China. IE Getting through Thailand rather thn arond it.

At least they,generally speaking, don't rob, kill, sell drugs, molest underage children, contribute to prostitution or otherwise spoil the country. Most of them are bona fide tourists. That is what Thai are trying to say.
