How do airbnb payout hosts in Thailand

Airbnb is certainly legal. Whether or not you are legally renting out your property is a different thing. Short term rentals should have a hotel license, long term rentals don't need this.

If you rent out a room in your house for one or two nights with Air BNB, are you saying you need a hotel licence to do this?

I've since found some info on AirBNB clarifying this:


"For example, please take note of the 2008 Ministerial Regulation under the Hotel Act, B.E. 2547 (2004), which states that short term property rentals shall not require a hotel license if:

The property has four rooms or less;

The property can accommodate a maximum of twenty guests or less; and

The rental of such property merely provides an additional source of income for the owner"

That should be correct, yes. That last line of course leaves room for discussion. Renting out a room in your house would be different from running a home stay kind of accomodation, even with a job on the side. And we all know how rules are interpreted here... don't create opportunities for the bureaucrats 😁 A license is not that hard to get for small accommodations.
